On Site Property Manager Job Summary
Job Summary: We are seeking a highly motivated and organized On-Site Property Manager to oversee the day-to-day operations and maintenance of 100 and 190 East Capitol Street, Jackson, MS 39201. The ideal candidate will excel in communication, problem-solving, and multitasking, ensuring a positive living experience for our tenants while maximizing the property's financial performance.
On Site Property Manager Duties and Responsibilities
- Tenant Relations: Build and maintain positive relationships with tenants, addressing concerns and inquiries promptly. Conduct regular property inspections to ensure compliance with lease agreements and property standards. Coordinate and oversee move-in and move-out processes.
- Property Maintenance: Work with on-site Building Engineer to supervise contractors, and vendors to ensure timely and quality repairs and maintenance. Schedule and perform regular property inspections to identify and address maintenance issues promptly. Implement preventative maintenance programs to extend the life of property systems and equipment.
- Leasing and Marketing: Collaborate with the leasing team to maintain high occupancy rates and minimize vacancy periods. Ensure accurate and up-to-date records of lease agreements, rent payments, and tenant information.
- Financial Management: Prepare and manage property budgets, ensuring financial goals are met. Review and approve property-related expenses within budgetary constraints.
- Legal Compliance: Stay informed about local, state, and federal laws and regulations. Ensure the property's compliance with safety standards and regulations. Coordinate with legal counsel on eviction proceedings when necessary.
- Customer Service: Provide excellent customer service to tenants, addressing their needs and concerns promptly. Foster a sense of community through organizing events and initiatives.
On Site Property Manager Requirements and Qualifications
- Proven experience as a Property Manager or similar role.
- Knowledge of property management principles, landlord-tenant laws, and leasing practices.
- Strong organizational and multitasking abilities.
- Excellent communication and interpersonal skills.
- Proficient in Microsoft Office.
- Bachelor's degree in Business, Real Estate, or related field preferred.
- Relevant certifications (e.g., Certified Property Manager) a plus.
