We are currently seeking a professional, personable, results-driven Property Manager to join our Student Housing team! Property Managers are eligible for a hybrid work schedule and are the key point of contact for our residents, overseeing day-to-day operations of communities in the Clifton/Corryville areas. This includes tenant relations, maintenance, personnel management and property financials, ensuring that each property provides a welcoming, well-maintained, and safe environment for students. This is a full-time, hybrid position, with a salary range of $50,000-$60,000, and includes the benefits listed below:

What youll do:
- Oversee day-to-day operations of scattered student housing properties
- Focus on resident engagement, recruitment and retention
- Lead, motivate and manage a team, including payroll
- Collaborate with Leasing Team to maximize occupancy
- Manage maintenance work order management and follow up
- Work through resident disputes, violations, evictions as needed
- Oversee budgets, expenses, and financial performance of the properties
- AR/AP responsibilities
- Conduct routine property walks & asset inspections
- Create and execute monthly resident events
What were looking for:
- High School Diploma or equivalent
- Bachelor's Degree preferred
- 2 years' Property Manager experience required
- Excellent communication and customer relationship management skills, with a professional phone demeanor
- Resident focused with a commitment to delivering excellent service
- Microsoft Office Suite
- Rent Manager or other property manager software experience is a plus
- Detail-oriented with exceptional organizational and multitasking abilities
- Analytical thinker and resourceful problem solver
- Familiarity with property maintenance preferred
- Ability to adapt to change and thrive in dynamic, fast-paced environments
- Strong decision-making skills with the ability to make sound business decisions

JOB SUMMARY: The Property Manager, Student is responsible for managing a portfolio of properties and the overall resident experience to the industry leading standards of Uptown Rental Properties.

Establish and manage overall resident relationships within a portfolio of Student properties to ensure an excellent resident experience.

Interpersonal Responsibilities
- Participates in the hiring process of direct reports, trains new employees, coaches and develops team leads by providing timely feedback on productivity and work quality; tracks and approves labor hours, vacation time, absences and handles disciplinary actions as needed.
- Conducts performance reviews with direct reports to set and review KPIs and creates plans of action to ensure operational excellence and the industry leading standards of Uptown Rental Properties are met.
- Acts as a resource for Leasing Assistants and Leasing Agents to answer any resident or prospect inquiries, property specific questions for properties in assigned portfolio or other rental properties when necessary.
- Owns the relationship between Uptown Rental Properties and its residents and vendors.
Operational Responsibilities
- Oversees daily work operations of Assistant Property Manager.
- Leads pre-leasing efforts to ensure maximized occupancy rates and top line revenue in all assigned properties.
- Collaborates with Regional Property Manager to draft renewal rates to be approved by ownership prior to leasing commencement.
- Participates in planning of resident events throughout the year with Marketing.
- Manages the lease agreement process.
- Make recommendations on any capital expenditure required to meet and exceed resident expectations.
- Approves exceptions to standard lease terms when necessary.
- Manage portfolio of Student properties ensuring properties are maintained and residents are being taken care of.
- Monitors and ensures rent is being collected in a timely manner.
- Make recommendations for market leasing rates and rate adjustments, seeking approval from the Regional Property Manager.
- Conducts regular property walks of all properties within their portfolio to maintain the industry leading standards of Uptown Rental Properties and ensure an excellent resident experience.
- Approves resident rent credits and payment plans for within approved guidelines.
- Manages the lease violation and eviction process, ensuring thorough communication to all affected residents, removal of resident if necessary.
- Collaborates with the Regional Property Manager to approve all new renovations from the Projects Team and accept new properties into their portfolio as ready for leasing.
- Approves all invoices for expenditure within assigned properties.
- Manages the leasing concessions process and submits key information to Sales & Leasing and Marketing for property advertisement.
- Manage the deposit accounting process at end of the leasing agreement to ensure compliance with state regulations.
- Organizes and schedules the make-ready process within approved guidelines outside of summer turnover.
- Communicates with Facilities & Operations Manager, gathering documentation, invoices and other information needed for insurance claims and coordinates with Regional Manager in instances of escalated insurance issues.
- Ensures proactive communication with all Uptown Rental Properties residents throughout the full life cycle of service issues.
- Schedule and assign work orders to maintenance technician based on skillset and workload.
- Manages the accurate input and tracking of all relevant work orders and property data in the internal property management software.
- Orders appliances and supplies for work order completion from preferred vendors, seeking approval from Portfolio Managers when necessary.
- Ensures inventory levels at properties are within predetermined guidelines.
- Coordinates and schedules with preferred vendors and Uptown Rental Properties residents for the completion of any work orders needed.
- Ensures the accuracy of all completed service issues daily within Property Management Software.
Organizational Responsibilities
- Oversees individual budgets of assigned properties to maximize NOI.
- Develop and maintain consistent, concise reporting of their portfolio performance.
- Reports on the status of their portfolios KPIs, identifying variances and creating an action plan to resolve potential issues including any escalated property, procedural and staffing issues to the Regional Property Manager.
