About the Job
Our client is a real estate development and property management firm with a diverse portfolio of restaurants, commercial offices, multi-family buildings, high-end residential Malibu homes, and raw land assets. As their business expands, they are seeking an organized and dynamic Property Manager to manage day-to-day operations of the property portfolio. Reporting to the Asset Manager, this role will manage projects, organize and oversee a maintenance team, supervise film shoots for different properties, and manage a short-term rental property portfolio.
This is an in-person role based in downtown Los Angeles with some local travel required.
Responsibilities:
- Sets expectations for the day-to-day operations of both short-term and regular rental properties
- Direct property management and maintenance teams to maximize the value of various assets, assisting the Asset Manager as needed in day-to-day operations, scheduling, etc.
- Respond to building emergencies, including after-hours emergencies
- Arrange routine and emergency maintenance for properties, which may include gardening, landscaping, electric, plumbing, stocking, HVAC, spa/pool, and more
- Coordinate, bid, negotiate, and oversee capital improvement projects and third-party service contracts, ensuring high performance, lowest cost, and compliance with the company’s policies and standards
- Ensure proper insurances are in place for special projects
- Serve as primary point of contact for short-term rental properties in Malibu; responding to guest inquiries; arranging repairs, maintenance, and cleanings; and performing check-in and check-out procedures for guests
- Maintain an inventory of all items in the portfolio
- Ensure the terms and conditions of all lease agreements are enforced; managing rent collection and lease administration
- Oversee properties' operational and financial performance to ensure goals and KPIs are being met, analyzing variances on monthly financials, operations analysis, and activity reports from all properties and sharing findings with the Asset Manager
Qualifications:
- 2+ years of experience as a property manager
- Bachelor’s degree preferred
- Detail-oriented, with exceptional organization, time management, and prioritization skills
- Ability to remain calm under pressure and adjust quickly to changes in a fast-paced environment
- Ability to work both independently and as part of a team
- Strong written and verbal communication skills
- General experience with maintenance, repairs, and property management
- Wide range of basic administrative office and technological skills (MS Suites, G-Suites, etc.)
- Ability to learn new technological programs and procedures quickly
- Willingness to work outside traditional 9-to-5 office hours
- Must have valid driver’s license and personal vehicle for local travel
Compensation: Targeting a base salary of $85-115k
