Position Title: Property Manager
Compensation: $90,000 to $115,000 annually DOE
Hours: Monday - Friday, 8 am - 5 pm
Location: Denver, CO 80202
Position Purpose:
The Property Manager is responsible for ensuring well-maintained, efficiently run office properties, maximizing return on commercial real estate assets. This role supports the administration of operational policies and procedures and leads an on-site team dedicated to maintaining building quality and tenant satisfaction. The Property Manager will also handle budgeting, financial reporting, and vendor management, aiming to achieve both financial and operational objectives.
Essential Functions:
- Operational Management: Oversee day-to-day operations, ensuring building quality and tenant satisfaction align with company standards, approved budgets, and business plans.
- Tenant Relations: Establish and manage tenant-focused relationship programs to meet or exceed occupant expectations. Respond promptly to service requests and ensure tenant needs are met within budgetary limits.
- Vendor Management: Negotiate service agreements, select contractors, oversee quality control, implement cost-saving measures, and maintain compliance with contract standards. Act as liaison between tenants, operations, and service providers.
- Financial Oversight: Gather, analyze, and report statistical and financial data to assess property performance and inform decision-making. Oversee financial tracking, including capex, accruals, and variance reports.
- Lease Administration: Administer tenant leases in compliance with lease terms, including calculation of escalation amounts, invoicing, rent collection, and management of receivables.
- Budgeting and Planning: Participate in developing property business plans and annual operating budgets to drive property success. Maintain accurate financial documentation for internal and external review.
- Compliance and Safety: Enforce workplace safety initiatives and ensure employee adherence to the company's Injury and Illness Prevention Program (IIPP) and accident-avoidance strategies.
Additional Responsibilities:
- Liaison with Key Stakeholders: Collaborate with leasing, development, and finance teams. Prepare spaces for potential showings, participate in due diligence activities, and compile necessary financial and statistical data for decision-making.
- Team Oversight: Provide leadership to an on-site team, including an Assistant Property Manager, an Administrative Assistant, and collaborate with Engineers and third-party service providers.
Qualifications:
- Demonstrated expertise in property operations and tenant relations, with a track record of achieving financial objectives.
- Strong analytical skills for budgeting and financial reporting.
