Position Overview:
As a Property Manager you will be responsible for managing a portfolio that includes apartment buildings, single-family homes, and townhomes. The ideal candidate will have at least 3 years of experience in property management, with a strong understanding of both multi-family and single-family rental operations. You will oversee day-to-day property activities, from leasing and maintenance to tenant relations and financial reporting, ensuring that all properties are well-maintained, fully occupied, and financially successful.

Key Responsibilities:
- Property Operations & Maintenance:
- Oversee the daily operations of apartment buildings, single-family homes, and townhomes, ensuring properties are well-maintained and meet company standards.
- Coordinate and schedule regular property inspections, repairs, and maintenance to ensure high-quality living conditions.
- Address tenant concerns and maintenance requests promptly, ensuring a high level of tenant satisfaction.
- Manage vendor relationships, negotiate service contracts, and ensure the timely completion of all maintenance and repair work.
- Leasing & Tenant Relations:
- Handle the leasing process, including conducting property tours, processing applications, screening tenants, and executing leases.
- Monitor vacancy rates and take proactive measures to maintain high occupancy levels across all properties.
- Ensure compliance with fair housing laws and other regulatory requirements during the leasing process.
- Foster positive relationships with tenants, addressing inquiries, concerns, and disputes professionally and promptly.
- Financial Management:
- Prepare and manage annual budgets for each property, tracking expenses and ensuring adherence to budgetary guidelines.
- Oversee rent collection, ensuring timely payment and following up on delinquencies when necessary.
- Provide regular financial reports, including profit and loss statements, cash flow analysis, and maintenance expense tracking.
- Ensure accurate documentation of all financial transactions related to the properties.
- Compliance & Legal Responsibilities:
- Ensure properties comply with all local, state, and federal regulations, including building codes, safety regulations, and tenant laws.
- Handle lease renewals, terminations, and evictions in accordance with applicable laws and company policies.
- Maintain up-to-date knowledge of industry best practices, legal requirements, and property management regulations.
- Team Leadership & Collaboration:
- Supervise and coordinate work for onsite staff, including maintenance personnel, leasing agents, and contractors.
- Collaborate with the regional or director-level property management team to align on strategic goals and property performance.
- Assist with training and development of junior property management staff, ensuring the team operates efficiently and meets company standards.
- Education:
- Bachelor’s degree in Business, Real Estate, or a related field preferred.
- Property Management certification (e.g., CAM, CPM) is a plus but not required.
- Experience:
- Minimum of 3 years of experience in property management, specifically managing apartment buildings, single-family homes, and/or townhomes.
- Proven track record of successful leasing and property operations management.
- Experience with property management software (e.g., Yardi, AppFolio, Rentec Direct) is a plus.
- Skills & Abilities:
- Strong knowledge of property management best practices, including leasing, maintenance, and tenant relations.
- Excellent organizational and time-management skills, with the ability to manage multiple properties simultaneously.
- Strong interpersonal and communication skills, with the ability to work effectively with tenants, vendors, and internal teams.
- Ability to troubleshoot maintenance issues and manage vendor relationships.
- Knowledge of local, state, and federal housing laws and regulations.
