RESPONSIBILITIES:
- Financial Review: Collaborate with the Community Manager to review maintenance, utility, and capital expenditures to meet budget goals and improve operational knowledge.
- Capital Improvements: Oversee budgeted capital improvements and vendor service contracts (e.g., snow removal, landscaping). Develop scopes of work, manage bids, and monitor project and service completion.
- Inventory and Safety: Manage the maintenance shop and inventory, ensuring adherence to company standards and safety practices, including the use of appropriate personal protective equipment (PPE).
- Physical Requirements: Remain stationary for 50% of the time, ascend/descend ladders, and move equipment weighing up to 50 pounds. Work regularly in outdoor weather conditions.
- Oversee all operations within the community, focusing on asset preservation, maintenance, and preparing market-ready homes.
- Combine leadership and hands-on work, including leading the maintenance team, providing ongoing resident service, and ensuring a high-quality living environment.
- Team Leadership: Direct, guide, and supervise the maintenance team, as well as vendors and contractors, ensuring effective and efficient operations.
- Maintenance Management: Oversee and actively participate in routine and preventive maintenance tasks, unit turns, and vendor services. Review completed work for quality and identify trends to address.
- Training: Provide training to the maintenance team to ensure adherence to company policies, procedures, and safety standards.
- Maintenance Oversight: Manage cleaning, painting, interior/exterior maintenance, landscaping, snow removal, light replacements, plumbing, electrical work, roof repairs, appliance evaluations, and other necessary repairs.
- Inspection Preparation: Prepare for and manage repairs related to REAC/HQS inspections and audits.
- Other tasks as assigned.
QUALIFICATIONS:
- High School Diploma required.
- 5 years experience in a multi-family operational management setting desired.
- Must be available for weekend work, on-call rotation, and emergency service calls.
- Trade certification such as NAHMS, CAMT, OSHA, HVAC) or willing to obtain any required certifications.
- Experience with hand and power tools and protective equipment.
- Experience with budget development, personnel training and managing vendors.
