The Area Manager position demands the ability to thrive in a fast-paced, customer service-oriented environment. The incumbent must efficiently perform duties under pressure, meet deadlines, and work both as part of a team and independently to complete assignments. This position involves supervising, directing, and implementing strategies to ensure optimal operational efficiency in managing Property Managers and their assigned communities. The Area Manager must maintain detailed knowledge of primary markets, uphold fair and equal housing opportunities, and comply with all relevant laws and regulations.
Responsibilities:
- Oversee Property Managers in preparing marketing plans, annual operating, and capital improvement budgets as needed.
- Ensure 100% compliance with any tax-credit or set-aside apartment units by working with the assigned compliance vendor or compliance department.
- Review and approve purchasing of supplies, services, and goods, as well as payables for each assigned property that fall outside approval limits for managers.
- Monitor and review operating budgets, monthly financials, and provide reports on property status, including variances and occupancy.
- Facilitate the achievement of high Net Operating Income (NOI) through effective cost control and maximizing revenue.
- Conduct periodic property inspections, obtain vendor bids, and submit inspection reports to the President of SREZ. Review vendor contracts before forwarding to Asset Management.
- Conduct regular audits of resident files to ensure accuracy.
- Review software data for each assigned property to ensure deposit matches batch reports, monthly billings are accurate, and Property Managers enter data timely and accurately.
- Oversee the development and implementation of resident retention, marketing, and advertising programs.
- Oversee the eviction of residents in compliance with court orders and direction from the company's lawyers.
- Represent SREZ and the owner as necessary at official inspections and audits.
Qualifications:
- Bachelor's Degree from a four-year college or university preferred.
- Three years related experience and/or training.
