General Purpose
The primary purpose of the Property Accountant is to assist in the day-to-day and monthly accounting process of the company’s portfolio of managed multifamily properties. Initially, this role will primarily be responsible for managing accounts payable and assisting the controller as needed in the preparation of monthly financial reports. The Property Accountant will interact with other departments to ensure accuracy, efficiency, and training are maintained.
Essential Duties/Responsibilities
- Ensure all invoices are received and, where they aren’t, work with the property manager to obtain the missing invoice(s) and/or work with the Controller to enter accruals until the invoices are received.
- Ensure invoices are coded to the correct GL accounts.
- Ensure that all invoices are processed and paid in a timely and efficient manner.
- Monitor accounts receivable for timeliness and accuracy.
- Correspond with property managers and vendors on invoicing and payment related matters.
- Process and pay resident security deposit refunds in accordance with local and national laws and regulations.
- Interface with property managers on monthly reclasses and accruals as needed.
- Assist the controller in the timely creation of monthly, quarterly, and annual financial reporting packages.
- Assist in the periodic preparation of lender draw requests & submissions as needed.
- Assist the controller in the set-up of new acquisitions and transitions in Entrata’s accounting software.
- Support the controller and operations team as they prepare the annual budgets.
- Review the weekly cash analysis report to ensure payments are made timely and accurately.
- Communicate with property managers to notify them of issues, errors and/or areas of concern.
- Ensure consistency among property coding and report discrepancies. Report delinquent invoices and facilitate timely payments.
- Occasionally assist in ad hoc analysis and reporting.
- Work with on-site team to resolve issues and provide accounting support, looping in the Controller as necessary.
- Comply with company policies and procedures, accounting policy and procedures, and applicable local, state, and federal laws.
- Assist with special projects as required.
- Other duties as assigned.
Education & Experience
- Bachelor's degree in business, accounting, finance, economics or a related field preferred but not required.
- Experience in accounting and financial statement preparation required.
- Real estate accounting experience strongly preferred.
- Strong Microsoft Excel skills.
- Ability to quickly learn new computer software's and programs.
