- Preferable if candidate has apartment experience
- The Field Superintendent works closely with the General Superintendent (if applicable), Project Managers and Purchasing Department throughout all Development and Construction
- Reviews the scopes of work for completeness and understands the work to be performed
- Ensures all issues have been addressed before contracts are awarded
- Responsible for the day-to-day management of his/her assigned project
- Responsible for product QCI reports
- Responsible for the management of assistants (if applicable), schedules the progress of construction, quality assurance program and reporting to make sure PWD procedures are being followed, in addition to material management, SWPPP conformance, permits, check requests, job site safety and CAL OSHA safety
- Knows all the requirements that are to be met for the development and construction of their project, i.e. City or County Conditions of Approval, Maps, Improvement Plans (Grading, Sewer, Water, Storm drain, Street Improvements and Dry Utilities)
- Knows all of the Project plans, inclusive but not limited to, civil engineering plans, architectural plans, structural plans, title 24, mechanical, plumbing, mechanical, truss calculations, post tension plans, landscaping plans, dry utility plans. Superintendent is responsible to review, redline, and check for issues and details before they arise.
- Understands the off-site, on-site and indirect budgets for their project
- Has a thorough understanding of off-site and on-site standards, codes, and laws and has comprehensive knowledge of Federal, State and Local land use regulations.
- Understands costs and reduces them wherever possible while increasing of holding quality.
- Must have experience working with different governing municipalities and has worked with a variety of field inspectors
- Must have a thorough understanding of offsite development construction including grading, underground utilities, concrete, asphalt, landscaping, etc.
- Must have a thorough understanding of vertical construction (Type 5 construction with building heights of 3-4 stories)
- Assists project manager(s) and purchasing agent(s) in writing comprehensive scopes of work for each trade for the project
- Has a thorough understanding of PWD master contracts, scopes of work, payment schedules, and will follow all policies and procedures (i.e. Prepare correspondence to subcontractors pertaining to breach of contract, i.e. 24 hr. & 48 hr. notices)
- Creates and manages all project files for each project
- Has worked on residential and/or commercial projects that entail fire alarm systems, fire sprinkler systems, nurse call systems, delayed egress systems, elevators, commercial food service equipment
- Knows the scope of work to be performed and understands all contracts to be able to control all project construction cost and follow proper Purchase Order and Change Order procedures.
- Manage the Direct and Indirect cost of their projects, understands the budget, forward plans for additions
- Assists in bonds and bond exoneration
- Prepares and keeps project books
- Creates and manages all RFI’s during construction for their project per PWD policies and procedures
- Manages all changes to construction and redlines all applicable plans
- Holds weekly safety and scheduling meetings with all subcontractors working on project
- Review project progress, project issues, and forward planning for invoice approval
- Follow proper invoice approval procedure
- Review project schedules and sign off once agreed upon
- Review and up-date schedules weekly and sends out via email (in writing) to all subcontractors working on project
- Documents issues in writing and sends out emails documenting construction issues, scheduling issues, etc. to applicable subs on a daily basis
- Obtains professional skills that demonstrate excellent negotiation, written and oral communications, excellent delegation skills, initiative and follow-through with adherence to schedules, excellent organizational skills, obtains flexibility and performance under pressure and adapts to changing priorities
- Maintains professionalism throughout the course of construction and can be part of meetings with owners, banks, and bank inspectors to review monthly draw requests.
- Understands and has knowledge in Microsoft Word, Excel, Outlook, and Microsoft project
- Must be proficient in English. Bi-lingual in Spanish is preferable.
