Compensation: $150k-$190k DOE

JOB SUMMARY:
The Project Manager plays a pivotal role in driving project success, overseeing procurement, cost control, and scheduling to ensure every detail aligns with the budget and timeline. They lead early project buyout by managing Master Subcontractor Agreements (MSAs) and Work Orders (WOs) and work closely with the Superintendent to craft and update project schedules. Acting as the go-to expert on plans, contracts, and project documentation, they ensure seamless communication and execution. When needed, they step into the Project Engineer's role, showcasing their adaptability and commitment to delivering exceptional results.
PRIMARY DUTIES/RESPONSIBILITIES:
Issue MSA’s, WOs and Pos.
Create initial SOVs and submit monthly Payment Applications. Review, Approve and incorporate Subcontractor Payment Applications into our Payment Applications.
Work with Superintendent to ensure costs are attributed to the correct cost code.
Utilize the Cost Code Tracking Sheet to track costs associated with changes.
Draft CORs and Submit to Ownership, Negotiate CORs and work with ownership to process them into PCOs and then Cos. This can include performing take offs and estimates.
Issue COs to WOs and to POs as they are approved for our Subcontractors and Suppliers. Work with Contract Administrator to have them entered into our Project Accounting System (Foundation).
Review and Oversee RFIs and Submittals with PE.
Ensure Meeting Minuets are kept and filed in the file drive.
Manage subcontractors and work with them to resolve issues.
Work with the Client and the Design Team to resolve unforeseen conditions, design issues and other project related issues.
Create Project Schedule in scheduling software (Or work with consultant to do so) with Superintendent’s sequencing, duration and list of activities as well as update the schedule monthly.
Track long lead items and procurement issues as well as mitigating their impact to the project schedule.
Attend OAC Meetings, Pre-Construction Meetings, Closeout Meetings, Coordination Meetings, Commissioning Meetings and all other project related meetings.
Maintain Project Documentation, Correspondence, and Project Files.
Maintain Digital As-Built Drawings and Specifications
Oversee and Mentor Project Engineers.
KNOWLEDGE/SKILLS/ABILITIES NEEDED:
Minimum 2 years of experience as a Project Manager
Minimum 5 years of experience working in the construction industry
Experience in management
Necessary Experience working with Public Works Construction projects (2 years/ emphasis on DSA projects)
Experience using Procore Software (2 years min.)
Experience using MS (Outlook, Excel, Word)
Great attitude, ready to collaborate with others, willingness to take direction and put into action
Great planning and organizational skills
Excellent written and verbal communication skills
Must be authorized to work in the United States
