Project Manager
The Don Chapin Company, Inc. seeks a motivated, engaged team player to join our staff. The Project Manager will plan, direct, and coordinate activities concerned with the construction of project(s) assigned to him or her. The Project Manager participates in the conceptual development of construction projects and oversees project scheduling, budgeting, and implementation.
DUTIES AND RESPONSIBILITIES
Study and Understand all Project Documents. Be knowledgeable of project plans, specifications, Contracts, and Work orders.
Serve as a key point of contact for Clients. Communicate professionally and cordially. Document communication as necessary.
Work Closely with the Project Superintendent. Communicate with the project team daily. Need to assist in project safety and communication. Help to manage open RFI’s, Submittals, Extra Works, and Change Orders.
Manage and Approve Requests for Information (RFI’s). Manage and understand the RFI process and RFI’s be submitted. Know cost impacts and potential changes. Follow up to ensure RFI’s are addressed. Disseminate RFI responses to the project team.
Project Schedule: Preparation and upkeep of Project Schedule. (Baseline / Updates / 3 weeks)
Prepare all Project Submittals. Manage and oversee the submittal process, submitting submittals, logging, submitting, and tracking approvals. Communicate all approvals to the Project Team.
Assist in Materials Procurement as required. Manage and oversee the procurement process. Help to manage and know lead times and the affect of this process on production and schedule.
Oversee processing of Extra Work Reports: Maintain EWR log and keep track of approvals.
Request and Manage Change Orders: Prepare Change Order requests, maintain change order logs, and ensure that Change Orders are approved and billed appropriately.
Manage Project Billing.Ensure that project billing is up to date, Change Orders are billed and incorporated appropriately. Communicate with accounting staff on outstanding billing issues.
Permit Procurement as needed.
Manage Job Specific Management Software. Oversee all project documentation on the management platform (i.e., ProCore). Upload and manage all documents as needed.
Coordinate with Underground Materials Manager
Assist with field plan set distribution as needed.
Update Field Wire as new plans/specifications/changes are provided. Communicate all changes to the Superintendent and project team.
Communicate with the Director of Field Operations daily. Provide routine briefings on project schedule, progress, issues, and upcoming staffing needs.
Communicate with the Executive Team as needed. Maintain an open line of communication with the Director of Field Operations. Include the executive vice president or CEO as needed to address escalated client or project issues.
Manage General Project Documentation. Assist with As-Built plan preparation. Maintain organized project documentation for all project issues, changes, approvals, and correspondence.
Subcontracts / Subcontractors – Ensure all subcontracts are executed and up to date. Ensure subcontractors are getting submittals and contract requirements met.

· Assist in the day-to-day activities of various projects
· Produce reports and project analysis as requested
· Assist in any other construction-management-related activities
ESSENTIAL AND SKILLS AND EXPERIENCE
· Bachelor’s degree in project management, project engineering or equivalent related construction field experience/training.
· Minimum 3 years experience in the construction industry
· Ability to read and understand construction plans, details, and specifications
· Excellent computer skills; Microsoft Office Suite, Access, database or other system knowledge.
· Excellent written and verbal communication and management skills
· Analytical ability to develop and implement improvements or recommendations.
· Attention to detail and the ability to work in an organized manner
· Able to work well with senior executives, department heads, managers, and mentor co-workers.
Compensation is to be based on experience.
Job Type: Full-time
Salary: $90,000.00 to 140,000.00
