RESPONSIBILITIES
- Review critical project submittals.
- Identify early problem areas and develop plans for the successful delivery of the project and schedule.
- Consult with project management team, provide support to project manager for plan approvals, building permit issuance, processing plan revisions, and walk through.
- Perform ongoing quality control inspections of work to ensure compliance with contract documents.
- Review project budgets to understand project and potential problems.
- Review and develop trade scopes to insure complete scope coverage.
- Ensure project reporting requirements are in accordance with policies and procedures.
- Ensure project correspondence is resolved in accordance with project requirements.
- Coordinate and may direct the preparation of design project plan including all engineering activities such as but not limited to shop drawings, RFI’s change orders, and schedule updates.
- Work closely with project team to develop overall scheme for most advantageous approach to the design and construction effort.
- Evaluate progress of the project and recommend changes needed to achieve overall objectives.
- Review all correspondence from owner, consultants, and trade contractors and provide timely responses consistent with the best interests of Hess.
- Attend trade contractor meetings and prepares meeting minutes as documentation and follow-up.
- Coordinate and direct preparation of the schedules with appropriate staff and/or consultants.
- Work with superintendents and trade contractors to prepare detailed project schedule;
- Ensure that the schedule is incorporated into the trade contractor’s contract and/or purchase orders.
- Monitor schedule and implement the updates in conjunction with the project superintendent and/or scheduling consultant.
- Review, understand, and update overall project plans, schedules, activities, and milestones.
- Prepare project status reports in accordance with the policies and procedures.
- Conduct constructability reviews to identify issues prior to impact on project.
- Create project scheduled independently.
- Handle financial close-out in accordance with the policies and procedures.
- Ensure that the warranty department coordinates a timely turnover of project.
- Process owner and subcontractor billings.
- Consult with project superintendent regarding trade contractor invoices; approve and coordinate the invoice payment process with accounting.
JOB QUALIFICATIONS
- Bachelor’s degree in engineering, Architecture, Construction Management or other relevant discipline is required.
- Working knowledge of construction equipment and techniques, drawing and specifications, building materials required standards applicable to discipline.
- 5 years of experience in the field with at least 2 years of relevant experience working on projects in excess of $20M.
- Working knowledge and experience using Procore is preferred.
- Knowledge of Contract Management Software and advanced applications such as BIM is preferred.
- Proven track record with client satisfaction and profitability.
- Must demonstrate exceptional written, interpersonal, and presentation skills.
RISK MANAGEMENT
- Ensure superintendent is familiar with trade contractor work scopes to minimize or prevent the company from performing trade contractors’ work.
- Respond in a timely manner with pricing and schedule impacts or changes in the work, (verify contract notification and pricing requirements).
- Review client contract to be sure any special requirements are followed or included in trade contractors’ contract or purchase orders.
- Monitor and implement project plans.
- Ensure timely execution and return of all trade contractor contracts and coordinates with accounting department.
- Ensure quality control and safety requirements are met.
- Ensure compliance to corporate policies and procedures.
- Assume quality control responsibility as the Hess representative with full authority to enforce all construction terms and requirements in order to be in full compliance with Hess Operational Procedures.
- Ensure that every HESS representative knows to identify and correct any and all safety hazards.
- Complete project within budget.
- Coordinate and direct preparation of the budget with appropriate staff and/or consultants.
- Monitor labor, material, and equipment costs with superintendent to keep costs within budget.
- Monitor weekly labor costs against budget with project superintendent to stay within budget.
- Responsible for project profit and loss.
LEADERSHIP ABILITIES
- Supervise the work of the Assistant Project Manager, and Project Administrator assigned.
- Provide leadership, mentoring, and training to project team members in order to support their professional career growth and development.
- Communicate directly with trade contractors/designers concerning project schedule, cost, staffing, and compliance issues and serve as an outline man to pull everyone together.
- Serve as a liaison between contractors, project management team, trade contractors, client, architect, and engineer.
- Ensure compliance to corporate policies and procedures.
- Communicates effectively through interpersonal and written communications.
- Accept accountability for overall project results.
- Demonstrates initiative to get all tasks completed.
