About the Job
Purpose Manage the overall performance of projects by coordinating the flow of information to ensure the successful completion of deliverables, obtain a quality installation, and deliver exceptional customer service. Plan, execute, and deliver projects on time, within budget, and in accordance with specifications.
Reports to President of Construction
Essential Job Functions
Maintain a thorough understanding of Mechanical Systems and the related codes and industry standards.
Maintain, or actively pursue, a high level of proficiency in HVAC, process piping, and plumbing. Continually evaluate designs to improve productivity, profit, and customers' satisfaction.
Participate in a turnover of projects from estimating and take away a thorough understanding of the project.
Provide useful post project cost performance back to estimating.
Prepare, implement, and monitor a detailed construction plan on major jobs.
Assemble high quality estimates and proposals on small projects.
Purchase or assist in the purchasing of materials, equipment, and subcontracts.
Negotiate acceptable sequences and durations for the work in the general construction schedule.
Provide accurate forecasts of cost to complete and cost at completion.
Responsible for timely and cost effective buy out of subcontracts and equipment.
Prepare or assist in the preparation of scopes for subcontracts and negotiated agreements.
Establish and monitor purchasing and submittal records.
Expedite delivery and inspection of equipment and materials.
Expedite submittals from supplier and audit for completeness and compliance with contract requirements (secure approval for deviation from requirements).
Incorporate approved changes with profit potential and provide proposals promptly.
Maintain a timely log identifying the status of all changes.
Promptly update accounting syste to accurately reflect changes.
Identify, quote, and sell changes to the scope of work.
Negotiate profitable time and material rates.
Manage the orderly build-up and reduction of cremw size to avoid crisis-manning levels.
Maintain job site environment which maximizes trade productivity (adequate material, equipment, tools, proper access, frequent communication, and clear directives).
Redeem labor estimates.
Effectively identify and resolve trade productivity problems.
Develop favorable relationships with prospective and existing customers.
Negotiate front-end loaded contract breakdowns.
Promptly prepare and submit progress billings. Recognize money due for change orders performed, proceed orders, time and material work completed, material purchased and not installed, etc.
Sell the maximum cash value of progress billings.
Maintain and audit records to determine the status of the job; relative to productivity, cash flow, Client loading, submittal status, delivery, schedule changes, change order status, estimate redemption, and profitability.
Comply with safety and accident prevention provisions established by the contracts, by statute, and by company safe operating procedures.
Influence the selection of work methods and practice to ensure minimum risk exposure.
Record general construction progress, project conditions and their effect on us (daily log, photographs, etc.).
Expedite completion of recognized deficiencies; secure agreement on or take documentary action in dispute items.
Promptly submit as built and operating/maintenance manuals.
Maintain or improve estimated gross profit on all assigned jobs.
Other duties as assigned.
Requirements
Bachelor's degree in Mechanical Engineering, Construction Management, or related program
5-7 years of experience working in the construction industry, HVAC preferred
Excellent communication, organizational and leadership skills
Works well under pressure, manages and meets project deadlines
Financial acumen/ability to comprehend budget structures
Ability to interact with all levels of management
Strong client focus with the desire to achieve significant results Essential Physical Abilities • Frequent travel to client sites, and occasional out of state travel
• Exposure to outdoors and construction sites
• Frequently required to stand, sit, bend, walk and climb
• Must be able to lift a minimum of 30 lbs
