Selectek is seeking an experienced Project Manager to lead and oversee complex design-build and general contracting projects in the industrial sector. The Project Manager will play a crucial role in managing all aspects of building construction projects across various stages, providing pre-construction support, and ensuring project financial responsibilities are met. The ideal candidate will have a strong background in industrial construction project management and possess the necessary skills to excel in a dynamic and challenging environment.
Responsibilities:
- Manage all aspects of project administration, leadership, and technical direction for industrial construction projects.
- Collaborate with the Preconstruction team to prepare, review, and monitor information and reports related to project budget development.
- Foster and manage relationships with clients and subcontractors, including pre-construction negotiations, change order management, and project close-out.
- Develop comprehensive project plans, encompassing budget, schedule, and resource allocation. Assign responsibilities to the project team and determine required resources.
- Identify project risks, lead constructability reviews, create contingency plans, and implement actions to mitigate risks.
- Review contract documents with project participants to ensure alignment with company requirements and contract terms.
- Oversee the subcontracting process, defining scope of work, negotiating pricing, and coordinating subcontractors' activities.
- Monitor project progress against approved budget and schedule, providing status reports and variance analysis to management.
- Conduct project meetings, assigning responsibilities, ensuring execution, and establishing follow-up plans.
- Evaluate change requests, determining impacts on scope, budget, schedule, quality, and risk. Recommend solutions to clients, obtain approvals, and issue change orders.
- Implement and enforce the company's safety and quality programs on-site.
- Collaborate directly with architects, engineers, and owner representatives to ensure project success.
- Bachelor's degree from a four-year college/university or equivalent experience.
- Preferred degree in Mechanical Engineering or Construction Engineering/Science.
- Minimum of 5 years' experience in industrial construction project management (flexibility considered).
- PMP certification preferred.
- Excellent communication and presentation skills.
- Ability to interpret contracts and drawings.
- Proficiency in forecasting and preparing budgets.
- Strong PC proficiency, including Excel, Word, Project, and PowerPoint.
- Proficiency in project management software such as P6, BuildingConnected, Procore, etc.
- Effective problem-solving abilities.
- Previous experience working with General Contractors (GCs) is a plus.
