ABOUT THE JOB
The primary role of the Project Manager is to develop and maintain relationships with business owners, property managers, building engineers, general contractors and subcontractors that will lead to repeat business based on the trust, knowledge, performance, and satisfaction the customer has with the project manager and Owens. The Project Manager will be responsible for the profitability of all projects they sell and will manage these projects from start to finish.
Other key responsibilities include continuing to develop skills to successfully manage projects, understanding scope changes and performing quantity take-offs, pricing, and tracking all project revisions.
RESPONSIBILITIES
The Project Manager's responsibilities include bidding/managing of air conditioning, heating, ventilating, refrigeration, piping, and electrical systems, including all items necessary in the pre-contract phase (e.g. job-site surveys, load calculations, system designs, selection of equipment, preparation, and professional presentation of sales proposals, and securing orders), turning over work to be done, all in accordance with current Project Manager's guidelines, and servicing of our accounts as necessary to keep them as profitable and satisfied customers of Owens.
It is the responsibility of the Project Manager's to act as liaison between Owens and the customer regarding all communications, both verbal and written. This shall include periodic visits to customers, handling of complaints, and assisting in collection of payments when necessary.
The Project Manager's shall procure and follow any and all leads assigned or provided by the Company. It is understood that the Project Manager's cannot accept orders without the express written approval of the Company and that no order is binding or valid unless so approved.
Negotiate pricing with our partners for all new and renewed customers.
The Project Manager's will be required from time to time to attend sales meetings, conventions, trade fairs, and engineering society activities.
Estimating piping and sheet metal construction jobs.
Develop project schedules, plan materials, and purchase orders, ensuring work is within project scope.
Responsible for obtaining sub-contractor estimates and bids, performing project buyouts, and managing subcontractors' progress against plan.
Prepare scopes of work for subcontractors on upcoming bids.
Directly communicate with subcontractors through various channels to gain coverage.
Assist in resolving problems which may arise during construction project.
Review plans and specifications for completeness and prepare RFI's for additional information required.
Obtain competitive pricing from material suppliers and subcontractors as required.
Monitor cost on projects for variances to the estimate and for use in preparation of bids on future projects.
Stay abreast of current technology and construction methods in an effort to continually improve production and quality.
Schedule factory or in house field start up.
Manage close out documents- As builts, warranty letters, start-up reports, balance reports, O&M'S.
