AIM Services, Inc., a division of RetroAIM, is looking for a Project Manager / Estimator at our Chesapeake. Virginia location.
Job Summary
The Project Manager oversees the daily activities and is ultimately responsible for the entire project. Responsibilities include preparing preconstruction submittals, schedule of values, monthly invoicing, managing change orders, coordinating site/project access, jobsite manpower forecasting/management, developing and adhering to a construction schedule and budget, customer coordination and communication, contract management and scope of work determinations. Duties could also include estimating and proposal management. Understanding of plans, specifications, environmental surveys and regulatory laws and requirements. Pay range negotiable based on demonstrated experience, generally $75,000-$90,000 per year.
Job Responsibilities

- Accomplish construction project results by:
- Defining project purpose and scope
- Calculating resources required
- Establishing standards and protocols
- Allocating resources
- Scheduling and coordinating manpower
- Resolving design problems
- Evaluating and implementing change orders
- Meet construction budget by:
- Monitoring project expenditures, identifying variances, and implementing corrective actions
- Evaluating project estimate and comparing takeoffs (material/labor) to as-built conditions
- Supervise the coordination and communication with customers and trade partners.
- Meet operational standards by:
- Contributing construction information to strategic plans and reviews
- Implementing production, productivity, quality, and customer service standards
- Identifying construction management system improvements and resolving problems
- Supervise change proposals, proposal requests, requests for information; supplemental instructions and other contract documentation as required on behalf of AIM Services.
- Prepare accurate, timely and detailed monthly project status reports. Reports will include a description of work completed to date, the work schedule going forward, deviations from the previous report, change orders and customer issues and/or project scope changes.
- Prevent fines and interruptions by complying with, and enforcing, codes.
- Enforce quality control by conducting inspections at critical phases; including regular job site visits to ensure scope adherence and customer satisfaction. Obtain closeout approvals from customers.
- Oversee the reviewing and approving of monthly invoicing.
- Attend required meetings and conferences on behalf of AIM. Document and act on items in AIM’s interests.
- Continue relationships and act as AIM’s liaison in matters associated with Federal, State, and Municipal matters including permits, inspections and applicable approval requirements to ensure expeditious and successful delivery of project goals and objectives.
- Complete continuing education requirements.

Job Requirements and Qualifications
- High school diploma or GED, college degree preferred but not required.
- Government contracting experience preferred but not required.
- Should have at least five (5) years’ work experience in management and project development and implementation of Design-Build construction and Design-Bid-Build construction.
- Strong background in the management of large commercial construction projects.
- A thorough knowledge of demolition and environmental abatement means & methods is preferred, but applicable construction industry experience is highly desired.
- Should possess advanced computer skills and be proficient in Microsoft Word, Outlook, Project, Excel, and Adobe Acrobat. Microsoft Power Point experience preferred but not required.
- Excellent verbal and written communication skills.
