Job Description:
General Summary:
Utilizing documented project management processes, applicable forms and attachments, the Project Manager is responsible for the overall management of the project life cycle including all activities such as contract negotiations and execution through final invoicing and project post construction activities. The project management activities also include providing information
and ongoing communication to direct reports, Estimators, internal and external customers, and other team members, as the project warrants. Accountable to discuss estimating related issues with the Estimating Manager or the trade Estimator (if applicable at the JBH area office). This applies throughout the project life cycle, including pre-bid and post-bid. May perform
mentorship activities for project support personnel at the direction of the Area or Site Manager.
Essential Functions and Responsibilities:
Project Support
Accountable to conduct project site visits to assess project progress, schedule status, and ensure optimum internal and external customer satisfaction. Responsible for maintaining a project schedule, project documentation, and communicate with the project team, as appropriate, regarding the status of budget, schedule, and customer satisfaction. Responsible to negotiate best vendor terms, pricing and delivery based on specific budget and schedule requirements. Prepare for and participate in company, customer, and project-related meetings. Responsible for implementation of Corrective and Preventative Action Plans, as prescribed by Customer Satisfaction Surveys. Project Support responsibilities include ensure Certificates of Insurance and Performance/Payment Bonds are obtained, as the project requires. Generate and process accurate Subcontracts, Purchase Orders, Submittals, Requests for Information, and
Transmittals.
Project Planning
Project management responsibility and accountability for accurate, timely implementation and completion of Project Quality Plans, Preconstruction Activities, Project Execution Activities, and Closeout Activities, as detailed on the Project Management Checklist.
Project Cost Management
Financial responsibilities include: ensure project goals for gross profit are met or exceeded. Accountable to maintain a project budget and develop a schedule of values for billing purposes. Cost loaded schedules may be required based on customer needs. Prepare monthly Costs to Complete (CTC) projections along with pricing of change orders and small bids.
Ensure accurate and timely invoices to customers, and timely collection of accounts receivable, as measured by monthly reports. Review subcontractor and vendor invoices for accuracy prior to distribution. Ensures and approves the procurement of all required materials and equipment required as per the specifications. Responsible to negotiate best vendor terms, pricing and delivery based on specific budget and schedule requirements.
Customer Satisfaction
Responsible to provide exemplary leadership for employees, subcontractors, customers and the general public.
Maintain/monitor customer relations including project/progress meetings, site visits and project related correspondence.
Schedule Customer Satisfaction Surveys and adhere to the process to ensure optimum customer satisfaction. When applicable, responsible for the immediate implementation of Corrective and Preventative Action Plans.
Lean/Continuous Improvement
Actively engages in company’s lean and continuous improvement efforts. To include involvement in standardized lean/continuous improvement programs and initiatives. Identify wastes and look for solutions to resolve or eliminate the waste.
Job Specifications:
Education and Experience:
Minimum 5 years Project Manager experience in the construction industry. Some credit may be given towards the 5 years Project Manager experience for equivalent education (college or vocational school courses) in the construction or engineering field
Experience solely managing multiple construction projects of various sizes required.
Minimum 3 years construction trade experience preferred
Knowledge, Skills & Abilities:
Advanced Project Management
Ability to generate and modify cost loaded progress schedules
Extensive knowledge of job costing/budgeting/invoicing
Ability to accurately interpret contracts
Ability to interpret all trades specifications and plans
Construction process knowledge
Advanced estimating capability in all trades for change order generation
Knowledge of construction methods and local permit practices
Ability to multi-task (multiple projects simultaneously)
Ability to represent and market JB Henderson in a professional manner
Excellent interpersonal and negotiation skills
Software proficiency in MS Word, Excel, Outlook, Adobe/ Bluebeam, Viewpoint and software proficiency in MS Project or P6
software

Physical Requirements/Travel:
While performing the duties of this job, the employee is required to occasionally inspect operational areas and projects and may be exposed to ongoing construction and various weather conditions. Employee occasionally walks on level and uneven surfaces as well as occasionally ascends and descend stairs and/or ladders at project sites. The noise level in the work environment may range from moderate to loud.
In this position, the employee is regularly required to talk or hear. This is largely a sedentary role; however, some filing is required. This would require the ability to lift files, open filing cabinets and bend or stand on a stool as necessary. The employee must also occasionally lift and move up to 50 pounds.
This position requires up to 50% travel. Frequent travel within the local area though occasional out of town travel may occur.
