Job Details
RESPONSIBILITIES OF THE PROJECT MANAGER:
Planning and supervising a wide range of large-magnitude construction projects ($40M+) from preconstruction to closeout ensuring all projects are completed on time, on budget, and in an efficient manner
Develops a plan of action including schedule, resources, and work plan
Owns financial implications throughout the duration of a project by monitoring all construction costs and managing the project’s budget
Effectively communicates the status of the project to both internal and external stakeholders
Have a full understanding of the plans and specifications as they relate to the overall contracted scope of work for each project and communicate any discrepancies or potential issues with the assigned Project Director
Attend the project kick-off meeting scheduled by Project Director
Attend a pre-construction scope scheduled by the Project Director to identify the site plan and execute proper site set up and lay down
Schedule internal operations meetings to include the assigned Foreman and Superintendent to update team members on the scope of the project. This is to occur at the start of every project and anytime additional scope is approved
Attend project reviews scheduled by the Construction Manager
Lead all project walks including pre-punch, demo, rough, pre-drywall/paint, punch, final inspections, and closeout
Provide proper documentation using the internal punch-list form, pictures, videos, email chains, etc.
Facilitates all aspects of pre-construction including creating/submitting RFI’s, submittals, customer selections needed to complete contracted scope of work, subcontractor vetting, and subcontract agreement execution
Coordinates weekly Owner / Architect / Contractor (OAC) meetings as required to manage client expectations and communicate the status of ongoing project activities, financials, and document control
Creates a master schedule for each project and builds an initial 3-week look ahead schedule with the assigned Superintendent. Partners with Superintendent to maintain project timelines, critical paths, and milestones. A project schedule is expected on all projects prior to the start of construction unless approved by the Construction Manager
Ensures accuracy and updating of the project’s budget worksheet throughout the duration of the project. Monitors all construction costs and financial projections. Protects the project from margin fade and communicates changes to the budget to Project Director and Construction Manager
