About the Job
This position will have overall program responsibility for sourcing, selecting, negotiating, and administering the purchases of all materials, supplies, equipment, and services used by the Company. The Procurement Manager (i) will ensure that the company obtains the best price, terms, quality, service, and delivery consistent with requirements on requisitioned items, and (ii) think strategically about ways to leverage the Company’s size and buying power to enact cost savings and create efficiencies whenever possible.
Responsibilities:- Define and oversee the execution of vendor management and implementation strategy for all maintenance, repair, and operations (MRO) accounts. Evaluate and recommend MRO supplies and categories to improve the maintenance spend per unit.
- Manage the overall vendor performance per contractual service level agreements (SLA) and ensure vendor conformity to enterprise standards, operational processes, and management guidelines.
- Conduct strategic analysis of maintenance expenses (staffing, outsourcing, repair materials, etc.). Track and report on annualized savings.
- Manage all national accounts relationships.
- Monitor and manage rebate and warranty programs.
- Manage inventory control and ensure continuity of material supplies to the properties.
- Provide annual budgeting information.
- Assist in sourcing, estimating, and procuring materials for rehabs, new construction, global and large capital expense projects.
- Assist with global capital project bidding.
- Provide subject matter expertise in response to strategic business issues; research applicable subject matter practices; and remain aware of industry trends.
- Benchmark industry sourcing and supply management best practices, monitor market trends, commodity pricing, and market suppliers.
- Research vendor capabilities and product offerings for future placement or replacement based on quality, service, and competitive pricing.
- Work with property management to review and coordinate the implementation of mechanical and maintenance related contracts.
- Assist in the due diligence process for new property and management contract acquisitions.
- Develop, maintain, and update standards related to all purchasing functions.
Qualifications:
- Bachelor’s degree in business administration, supply chain management, or logistics preferred.
- Previous experience in multi-family, construction, or logistic supply chain.
- Detail oriented with ability to manage multiple sourcing activities simultaneously and work independently.
- Familiarity with procurement software and tools.
- Familiarity with Yardi, Procore, and capital expenditure-related projects.
- Critical thinking, problem solving, analytical skills.
- Strong interpersonal skills and the ability to effectively communication, both written and verbally.
- Must be able to read and comprehend the English language.
- Must have and maintain a valid Driver’s License in the state of residency.
- Fluent in Spanish a plus.
