Purpose of Job: Responsible for the management of the building automation controls systems and preventative maintenance programs. Improving the learning environment at SouthernTech by researching and implementing best practices for building automation controls operations and diagnosing automation controls faults and failures.
Major Duties, Tasks, and Responsibilities:
Essential Functions of the Job:
- Supports and promotes the Southern Tech adopted quality initiatives including Baldrige criteria, Oklahoma Quality Award Foundation criteria, Tech Centers That Work, and Lean Office.
- Recommends new approaches, policies, and procedures to effect continuous improvements in services to customers.
- Supports and assists in the development and execution of the Southern Tech strategic plan.
- Primary duties to include administration and management of the following system to ensure optimal function with minimal downtime:
- Alerton HVAC Controls System
- Persona Access Controls System
- Igor Lighting Controls System
- Building Fire and Sprinkler Controls Systems
- Intercom / Emergency Communication System (Endex System)
- Campus Camera System (hardware only)
- RAVE Communication System
- Schedule, stage parts, manage and assist with completing Preventative Maintenance routines
- Conduct energy/thermal audits:
- Thermal Audits of HVAC Systems
- Thermal Audits of critical infrastructure – Pump motors, bearing housing, etc.
- Develop preventative maintenance schedules for instructional programs
- Practice 5S principles.
Secondary Functions of the Job:
- Assist with the oversight of the quality and timeliness of new construction or major remodeling projects by communicating with architect and contractors.
- Assist with solving problems and work with contractors on major projects.
- Promote environmental stewardship and sustainability.
- Assist with ISO standardization.
- Assist with managing outside contractors’ relationships and oversight of contractors’ work. Provide outside contractors access to facilities as necessary.
- Assist with providing quality management and strategic leadership, and innovative efficiencies for preventive maintenance.
- Assist with keeping the facility in compliance with all State and Federal Regulations, Building Codes, and ADA Requirements.
- Assist with the overall upkeep and safe operations of campus.
- Assist with scheduling work and meeting deadlines, as directed by the superintendent.
Other: Perform other duties, assume responsibilities and exercise other authority as may be required or directed upon by law or the Superintendent of Southern Tech.

Education, Knowledge, Skill, & Experience Requirements:

Education and Experience:
- Bachelor’s Degree in Facilities Management or equivalent of 5 to 10 years’ experience in related field.
- Other certifications related to physical plant or facilities maintenance highly desired.
Knowledge and Skills:
- Working knowledge of building automation and access control systems.
- Working knowledge of programable logic controllers
- Working knowledge of computerized office programs, to include advanced Excel skills.
- Working knowledge of campus mass communication systems
- Knowledge of, or ability to quickly research federal and state laws and the Southern Tech policy and regulations.
- Function as an effective Southern Tech team player.
- Ability to function professionally during high stress situations.
- Ability to implement, facilitate, and complete multiple projects in a timely and efficient manner.
- Must have a complete working knowledge on all aspects of mechanical, electrical and plumbing systems.
- Must have a working knowledge of budgets and how to manage them.
- Must have excellent communication skills.
- Must have creative problem solving skills.
