Greenfield Commercial Real Estate (Greenfield CRE) is looking for a dedicated Preconstruction Project Manager / Estimator to join our dynamic team. Greenfield CRE specializes in commercial real estate development, offering a full range of services from site selection to construction management with a focus on industrial outdoor storage. As a Preconstruction Project Manager / Estimator, you will play a pivotal role in the planning and bidding of projects, collaborating with internal teams and industry professionals to ensure projects are set up for success.

- Prepare and estimate budget costs for construction projects by analyzing plans and specifications.
- Create detailed bid documents and distribute them to interested subcontractors.
- Resolve cost discrepancies through data analysis and information gathering.
- Present budgets, reports, and project plans to management and stakeholders.
- Develop competitive bids for commercial construction projects, ensuring accuracy and timeliness.
- Work closely with architects, design professionals, and other stakeholders to ensure project goals are met.
- Process bidding, scope of work documents, contracts, and other project-related paperwork.
- Visit project sites as needed to review conditions and ensure preconstruction processes are on track.
- Stay informed on building codes, safety regulations, and construction improvements.
- Propose value-engineering solutions to optimize costs while maintaining project quality.
- Develop and maintain a preconstruction schedule, ensuring that project buyouts are completed efficiently and within deadlines.
- Build and maintain strong relationships with subcontractors, vendors, and internal team members.
- Collaborate closely with the CFO, COO, and VP of Construction to align project goals with organizational strategies.
- In-depth knowledge of building codes and construction regulations.
- Strong written and verbal communication skills with the ability to present information clearly and professionally.
- Excellent problem-solving, organizational, and interpersonal skills.
- Self-motivated with the ability to adapt and excel in a fast-paced, constantly changing environment.
- Proficient in Microsoft Office Suite, particularly Excel, ProCore, Blue Beam, and RS Means is highly preferred.
- Strong math skills, including algebra and geometry, with the ability to interpret and work with blueprints and project design documents.
- Close attention to detail and ability to manage multiple tasks simultaneously.
- Experience with mechanical, electrical, and plumbing installations in commercial construction.
