Title: Preconstruction Manager
Location: Jersey City , NJ
Remote/Hybrid/Onsite: Onsite
The approximate pay range: $185K - $225K. Please note that the pay range provided is a good faith estimate for the position at the time of posting. Final compensation may vary based on factors including but not limited to background, knowledge, skills, and abilities as well as geographic location of the position.
RESPONSIBILITIES:
Works with design teams to help them understand what information is critical to our needs and provides efficiency to the design process and our preconstruction effort.
Managing internal staffing needs and work product for estimating, scheduling, logistics planning, value engineering and constructability analysis, and safety planning
Understands the construction process and can speak to next steps with the client and design team to help the client understand the effect of design decisions and downstream construction needs.
Can participate and or support the procurement of work as needed including the development of Vol 1 requirements, bid list development, and rider document preparation.
Supports the pursuit of new business and participates with RFP responses to identify detailed preconstruction staff worksheet and general conditions staff cost proposals.
Capable of performing, managing, and completing estimates from Concept Level to GMP Development, as needed and understands what building systems should cost and is able to have an opinion on whether the cost is appropriate for a certain type of building.
Capable of developing a schedule in level 1 or 2 format to use as a starting point for construction planning and managing preconstruction effort.
Lead a lump sum/GMP bid effort
Acts as a mentor to others in the department.
Understands the Smartbid (or other) subcontractor system and issues related to the program use.
Has the ability to manage multiple projects at the same time. ·
This person has skills in all aspects of the preconstruction and construction side of the business and can speak to key aspects of each phase.
REQUIREMENTS:
Position requires an individual with 10+ years of experience in the construction industry.
Responsible for completing detailed estimates of scope based upon schematic, design development and construction documents.
Able to interface with other estimating disciplines as well as the other members of the Project Team.
Responsible for take-offs and participate in producing the final estimate to be incorporated into the final work product.
Reports to the Vice President of Estimating
Acts as the coordinator of all preconstruction activities for a project in accordance with our client's needs.
Has excellent communication and organizational skills and is an active listener.
Has the ability to handle and prioritize multiple assignments that run concurrently.
Comfortable speaking to clients and managing their expectations.
