Job Details
We are seeking a Preconstruction Manager to be responsible for the daily management, supervision, coordination, and successful completion of the project preconstruction phases to achieve the cost objectives with respect to contracting, scheduling, estimating, and bidding. This role will assure estimates are accurate, complete, and reflect the actual requirements of the project. This includes assuring there are an adequate number of qualified and financially sound subcontractor proposals received and evaluated through the prequalification process. The Preconstruction Manager prepares detailed estimates (conceptual, schematic, design development, construction) and analyzes cost models during the Design Development and/or bidding period. This role will require working collaboratively in close coordination with specific project teams' members such as the project developer, project manager, design project manager, and supporting staff to ensure all client goals and expectations are met.
Responsibilities
Develop and maintain bidding database
Collaborate with design team to develop best options and recommend best solution based on cost, engineering quality, or availability of materials
Mentor and train department personnel, and project staff (as needed)
Develop conceptual cost models to assist owners and architects with preliminary planning
Assist in the preparation of studies, materials and methods, recommendations, and cost estimates as required by clients or management
Actively participate in presentation, interview, and proposal preparation
Review and incorporate historical data from purchase orders, subcontracts, productivity analysis reports, etc. into unit and man-hour figures
Support the project team and review all final estimate packages to ensure accuracy and completeness, prior to formal quotation; maintain margin in pricing
Update skills for software tools and technology utilized
Communicate and reinforce our vision, mission and values
Spend time with owners and designers in between deliverables to assure design progress in accordance with schedule and owner expectations
In consultation with Operations, develop and analyze phasing and sequencing plans
In conjunction with Operations, develop site use plans
Schedule and facilitate all constructability reviews in conjunction with appropriate Operations personnel
Develop Construction Phase administrative procedures manuals in conjunction with Operations
Qualifications
In depth knowledge of design and construction practices and materials
Exceptional verbal, written, and stand up communication skills
Working knowledge of estimating, purchasing, and scheduling
Highly refined interpersonal and leadership skills
