We are seeking an experienced and dynamic Permanent Preconstruction Estimator to join our team. This role is pivotal in our construction process, as you will be responsible for preparing detailed cost estimates and financial plans for potential projects, ensuring we deliver high-quality construction services while maintaining cost-effectiveness. You will be working closely with our project managers, architects, and engineers, playing a critical role in the preconstruction phase. This position requires a keen eye for detail, exceptional analytical skills, and a deep understanding of construction methodologies and processes.
Job Details
Responsibilities:
1. Prepare detailed cost estimates for potential projects, including materials, labor, equipment, and time requirements.
2. Analyze blueprints, specifications, proposals, and other construction documents to prepare time, cost, and labor estimates.
3. Utilize advanced software tools such as AutoCAD, 3D Revit, and other construction estimating software to produce accurate and detailed estimates.
4. Analyze contractor bids, ensuring they are accurate and comprehensive.
5. Engage in contract and price negotiation with suppliers and contractors, ensuring the best possible cost without compromising quality.
6. Collaborate with architects, engineers, clients, and contractors during the preconstruction phase.
7. Evaluate the cost-effectiveness of products, projects, or services, tracking actual costs relative to bids as the project develops.
8. Consult with industry experts to resolve issues related to cost estimation.
9. Prepare and maintain a directory of suppliers, contractors, and subcontractors.
Qualifications:
1. Bachelor's degree in Construction Management, Engineering, or related field.
2. A minimum of 5 years of experience as an Estimator or similar role in the construction industry.
3. Proficiency in AutoCAD, 3D Revit, Bluebeam, and other construction estimating software.
4. Solid understanding of construction processes, materials, and legal requirements.
5. Exceptional analytical and mathematical skills, with a strong attention to detail.
6. Excellent negotiation and communication skills.
7. Ability to read and interpret architectural drawings and technical specifications.
8. Strong organizational skills, with the ability to manage multiple projects simultaneously.
9. Ability to work under pressure and meet tight deadlines.
10. Professional accreditation (e.g., AACE International Certified Estimating Professional) will be an advantage.
