The Preconstruction Estimator (PCE) plays a crucial role in providing estimating and planning services during the preconstruction phase within the framework of Construction Management at Risk delivery methods. Collaborating directly with the Preconstruction Manager, Owner, Design Team, and the Operations Team, this position is dedicated to developing construction cost models and estimates across all design phases. Additionally, the Preconstruction Estimator contributes to creating schedule and logistics plans to support the overall preconstruction efforts, ensuring close coordination with the construction operations team.
Key Responsibilities:
Conduct quantity take-offs using 2D and 3D applications.
Analyze plans and specifications to determine labor, material, and equipment costs, generating accurate cost estimates in schematic, design development, and construction document phases.
Develop and maintain unit costs accurately.
Foster positive customer relations with the Owner and Design Team.
Cultivate relationships with subcontractors, soliciting pricing and verifying scope of work.
Demonstrate solid market knowledge and pricing awareness.
Create bid packaging/scopes of work aligned with project requirements.
Assist Business Development in preparing technical proposals and delivering oral presentations.
Perform other related duties as assigned.
Requirements:
Education: Bachelor’s degree in Engineering, Construction Management, Construction Science, or a related field.
Experience: Minimum of 5 years in construction estimating/preconstruction.
Skills: Excellent time management, attention to detail, and proficiency in software such as Costx, mc2, Pro Contractor Navisworks Manage, BIM, Pro Contractor (or similar), PDF Mark-up, I-sf, Primavera (P6), Microsoft Office (Word, Excel), and Bluebeam.
Flexibility: Willingness to travel and work at various locations.
Collaboration: Ability to work effectively with diverse, multi-disciplined groups.
Preferred Experience:
Project Types: Pharmaceutical, Healthcare, Laboratory, MEP, and Commercial (Experience in these areas is a plus).o delivering exceptional construction management services.
