As a Pre-construction Assistant, you will support the pre-construction phase, ensuring seamless project planning, accurate cost estimating, and a smooth transition to construction execution.

Qualifications:

• Experience: Minimum of 2 years in residential construction.Experience in construction or estimating is a strong plus.
• Education: Minimum of an Associate's Degree required; Bachelor's Degree in Construction Management, Architecture, or a related field preferred.
• Technical Skills: Proficiency in Microsoft Word and Excel; experience with Chief Architect and JobTread is highly desirable.
• Communication: Exceptional written, verbal, and organizational skills.
• License: Valid driver's license with a clean driving record.

Responsibilities:

• Preconstruction Support: Assist with the preconstruction phase, ensuring alignment between client goals, design requirements, and construction feasibility.
• Preconstruction Planning: Assist with the development of detailed preconstruction plans, including schedules, budgets, and resource allocation to ensure project success.
• Specification Development: Draft comprehensive project specifications to ensure all contract requirements are clearly defined.
• Vendor and Subcontractor Coordination: Work closely with vendors and subcontractors to obtain accurate cost estimates and confirm resource availability.
• Cost Estimation: Prepare detailed cost estimates for labor, materials, equipment, and subcontracted work.
• Budget Management: Estimate, process, and oversee change orders efficiently to minimize impact on project timelines and budgets.
• Team Collaboration: Coordinate with production team to align preconstruction strategies with field execution plans.
• Reporting and Budget Verification: Create preconstruction phase reports and verify the achievability of budgets before construction begins.  Create postconstruction reports to review actual project costs at the end of each project.  

Salary and Benefits:

• Job Type: Full-Time or Part-time (30-ish hours per week) with pro-rated pay.
