Job Responsibilities:
- The candidate will be responsible for maintaining and enhancing the appearance of various common areas, amenities, exterior/interior building of the Multifamily property through precise and professional painting practices.
- This position provides an exciting opportunity to support other maintenance tasks as needed.
- Perform painting duties with precision, including preparing surfaces, applying coats of paint, primer, or other finishes, and ensuring excellent craftsmanship.
- Select appropriate paints, tools, and equipment required for each task, considering the specific requirements of the color scheme of the property.
- Prepare surfaces by cleaning, scraping, sanding, drywall repairs, texture or patching holes and cracks to ensure a smooth and even finish.
- Utilize proper techniques and tools for masking, taping, and protecting adjacent surfaces to avoid any potential damage to carpet.
- Coordinate with Maintenance Supervisor and follow established protocols for color selection and material specifications.
- Conduct color matching to ensure consistent color schemes throughout designated areas.
- Familiarize yourself with the unique requirements of the property facilities and select paints and coatings that comply with applicable regulations, such as low VOC (volatile organic compounds) solutions.
- Assess surfaces for damage, wear, or other imperfections requiring repair or maintenance.
- Perform necessary surface repairs, such as patching, caulking, and sanding, to ensure excellent paint adhesion and overall aesthetics.
- Assist in general maintenance tasks as needed, such as minor repairs, touch-ups, and replacing damaged surfaces.
- Follow all safety protocols, including wearing appropriate personal protective equipment (PPE) and adhering to relevant guidelines and regulations.
- Comply with internal and external safety standards and procedures when handling paints, chemicals, and solvents.
- Safeguard work areas by setting up barriers, signs, and cautionary tape to ensure the safety of others during painting activities.
- Maintain accurate records and documentation related to painting projects, including color codes, material specifications, and completed work orders.
- Collaborate with the Maintenance Supervisor to update and maintain inventories of paint supplies, tools, and equipment.
- Provide regular progress updates and reports to the supervisor, keeping them informed about ongoing and completed painting projects.
- Physical fitness and stamina to perform physically demanding tasks, including climbing ladders, reaching overhead, and carrying painting equipment.
- Flexibility to adapt to changing work requirements and schedules, including the possibility of working outside regular business hours as needed.

Requirements:
- Proven experience as a professional painter in property management operations and maintenance.
- Deep understanding of various painting techniques, materials, and tools.
- Knowledge of industry best practices, safety standards, and compliance requirements, especially within Multifamily environments.
- Ability to work independently or as part of a team, taking direction and contributing to a positive work environment.
- Strong attention to detail and a meticulous approach to achieving high-quality finishes.
- Excellent problem-solving skills, with the ability to address surface defects and imperfections effectively.
- Effective time management and organizational skills to prioritize and complete multiple projects within set time frames.
- Physical fitness and stamina to perform physically demanding tasks, including climbing ladders, reaching overhead, and carrying painting equipment.
- Flexibility to adapt to changing work requirements and schedules, including the possibility of working outside regular business hours.
Job Type: Full-time
Salary: $25.00 - $27.00 per hour
