Overview: Responsibilities:
The Owner's Representative (OR) in Property Management serves as a trusted liaison between property owners and property management teams, ensuring that the owner's goals and interests are consistently represented and achieved. This individual is responsible for overseeing property construction projects, ensuring efficient project management of the project management company, and maximizing the value of the of the projects for the property owners.
- Strategic Oversight:
- Serve as the primary point of contact between the property owner(s) facilitated by the board of directors, property management company and the project management company.
- Develop and implement strategies to meet the financial and operational objectives of the owner(s).
- Financial Management:
- Review and approve budgets, identify budget reforecasting, financial statements, invoices and reports prepared by project management teams.
- Identify cost-saving opportunities while maintaining service quality.
- Project Coordination:
- Oversee capital improvement projects, renovations, and construction as needed.
- Ensure projects are completed on time, within budget, and to the owner's standards.
- Compliance and Risk Management:
- Ensure compliance with local, state, and federal regulations, as well as property management best practices.
- Mitigate risks by implementing safety protocols and overseeing insurance requirements.
- Performance Reporting:
- Provide regular updates to the property owner(s) and board of directors regarding project performance. Updates will be presented both in written and verbal communication.
- Present strategic recommendations for long-term property growth and sustainability.
Supervisory Responsibilities
- Site-specific
- Education: Bachelor’s degree in Business Administration, Real Estate, Property Management, or a related field (Master's degree preferred).
- PMP certification required.
- Experience: 3+ years of experience in project management, real estate, construction or a related field.
- Prior experience as an owner’s representative or in a similar role is highly desirable.
- Skills:
- Strong financial acumen with experience in budgeting, forecasting, and analysis.
- Excellent communication and negotiation skills.
- Proficiency in project and property management software and tools.
- Demonstrated ability to oversee multiple projects and teams simultaneously.
- Certifications (Preferred):
- Certified Property Manager (CPM)
- Real Estate License
