This position manages the maintenance operations for the AAC including maintenance repairs to keep the building and services functional. Supervises the maintenance staff in the operations, inspection, testing and repairing, maintaining and balancing all facility equipment including but not limited to facility plumbing, mechanical, stationary and portable equipment and systems. Also, maintenance supervision for the operation and upkeep on all retractable and static seating systems, off road and on road vehicles, forklifts, housekeeping equipment, food service equipment, public assembly equipment and structural elements at American Airlines Center to ensure proper operation and compliance with all applicable regulations and the required event schedule.
Essential Functions:
- Supervises full-time and part time maintenance employees. Maintains attendance, leave, disciplinary and other personnel records for subordinate personnel. Plans and prioritizes daily workflow for department to provide necessary and requested repairs and maintenance in a timely efficient and cost-effective manner.
- Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include hiring and training employees; planning, assigning and directing work, appraising performance, rewarding and disciplining employees, addressing complaints and resolving problems.
- Utilizes Computer based Maintenance Management Systems (CMMS) for tracking and scheduling equipment and facility maintenances and repairs and utilizes CMSS (EMaint) system to include interpreting/prioritizing work orders, performing work requested and completing work orders per instruction.
- Facilitates and ensures the performance and documentation of all preventive maintenance on all facility equipment to maintain continued, proper working conditions;
- Completes preventative, reactive and predictive maintenance schedules and maintains records of work performed in order to minimize down time and reduce operational expenses.
- Inspects and verifies the work upon completion by outside contractors. Assists with other trade personnel in making various repairs in the arena;
- Performs operation of heavy machinery and equipment during event set-up functions as required; Performs emergency repairs to facility equipment during event operations to ensure the success of the event,
- Diagnoses and discusses system malfunctions with users to isolate problems and provide remedial and corrective action;
- Inspects systems according to facility and manufactures recommendations to verify system compliance with plans and specifications and to detect malfunctions in system component parts;
- Uses knowledge and experience in the maintenance and troubleshooting of facility equipment, hydraulic based operating systems and motorized vehicles and apparatus.
- Studies system blueprints, specifications and performance data to determine proper configuration and purpose of all facility components such as scrubbers, seating sections, hydraulic and electric pumps, fans, switches, digital and pneumatic controllers, vehicles, stationery equipment, or shop-based repairs
- Schedule all regulatory comp1iance inspections and certifications for all fixed building plumbing natural gas and water systems involving pressure reducing valves, backflow preventions, landscaping plumbing controls and natural gas solenoids and gas valves,
- Inspects work on a daily basis to ensure compliance with customer specifications and approved procedures; Creates forecasts and adheres to budget and financial analysis.
Education/Qualifications:
- High School Diploma/GED required
- 5 years progressive lead/supervisor experience in a multi trade maintenance environment
- 10 years related mechanical experience, including 3 years technical advanced education in the maintenance repair and operation of facility mechanical, equipment and machinery of a typical public assembly of facility equipment.
- Bilingual English/Spanish is preferred

- Hands-on broad-based experience in pump, boiler motor diagnoses, plumbing fixtures domestic water systems, equipment alignment, maintenance and operation.
- Knowledge of equipment, materials, and construction practices used in a variety of building maintenance operations;
- Ability to demonstrate in depth knowledge of mechanical, plumbing and natural gas systems and components required.
Physical Demands/Work Environment
- Ability to reach with hands and arms use hands to handle, or feel, stand, climb or balance and stoop, kneel, crouch, or crawl, walk and sit;
- Ability to lift and/or move up to 50 pounds while twisting and/or turning working at heights, including Catwalk work, and frequent climbing of stairs and ladders
- Ability to work at heights above 50 feet and in confined spaces
- Specific vision abilities required by this job include close vision, distance vision, peripheral vision, depth perception and ability to adjust focus
- Must be flexible in ability to work all hours/shifts in a 24/7 facility. Work hours are based on Events.
- Employees with this phone access requirement are not restricted in their movement, location, and activities during off hours when they are not at work
- The noise level in the work environment is usually moderate, however, during events, the noise level may be loud
- Position is required to work in exposed wet and/or humid conditions
- Position is required to work near moving mechanical parts, high, precarious places, fumes or airborne particles, toxic or caustic chemicals, outside weather conditions, extreme cold, extreme heat and risk of electrical shock
- Employees must be able to work on evenings, weekends and holidays as required.
