Responsibilities
The Onsite Maintenance Technician position entails a variety of responsibilities on different areas of assigned Association. The requirements are to ensure that the Community is well maintained and clean. To work as a member of the maintenance department in achieving the high maintenance standards established for the common areas of the Association.
Onsite Maintenance Technician will participate in routine trash removal, cleaning, painting, minor repairs, planted areas weed removal, watering, planting, irrigation repairs, walkways and common areas maintenance. As well as all other duties that may be required from time to time by their immediate Supervisor, Manager or BOD.
RESPONSIBILITIES AND BASIC DUTIES INCLUDED BUT NOT LIMITED TO THE FOLLOWING:
- Responsible for keeping the common areas around the buildings, walkway, parking lot areas, roadways, areas around the pool, medians, around the exterior perimeter of the community and any other common areas impeccable always.
- Remove litter, garbage, and debris.
- Remove landscaping debris from all common areas.
- Remove graffiti from stop signs and other signs as well from electrical and cable boxes. Report damaged and missing signs.
- Remove debris from around, in between and under all common area’s hedges.
- Blow with blower all sidewalks and streets as needed.
- Pressure cleaning of all entrances and walkways.
- Painting of all common area curbing’s, planters, bulletin boards, fences, walls, monuments signs, fire hydrants, street signs posts, light posts, street strips and speed bumps.
- Must work to insure all inventory items are in good working condition.
- Must ensure securing and emptying of trash dumpster and area around dumpster.
- Must work cooperatively with other staff members.
- Will follow the staff attire guidelines detailed in the manual.
- Complete all work-orders assigned by Management and or BOD.
- Turn in a weekly maintenance report to Maintenance supervisor.
- Report any maintenance issues to Maintenance supervisor and or Property Manager.
- Report any dead trees on common areas to Maintenance supervisor and or Property Manager.
- Ensure that all traffic signs are visible and clear of hanging branches.
- Insure that there are no trip hazards through the roadways, walkways, and all common areas, and Buildings stairs.
- Report all maintenance emergencies and accidents immediately to the Maintenance supervisor and or Property Manager .
- Any and all maintenance emergency repairs must be completed prior to going to lunch or going home at the end of the work day. Your time will be adjusted.
- Come to work as scheduled on time and ready to work.
- Plus other work related tasks as needed
Qualifications
Qualifications:
- Must possess a current driver’s license, and a clean driving record.
- Must be comfortable with heights (climb ladders and walk/work on roofs)
- Must understand the Association’s commitment to keeping the common areas clean and beautiful at all times and be willing to work toward this goal every day.
- Preferably a minimum of 1 year of experience on Facility Maintenance and Janitorial.
- Preferably bilingual, English and Spanish.
- Good reading and writing skills
- Knowledge of all hand tools and equipment.
- Knowledge of janitorial cleaning chemicals and supplies.
- Must be able to work a flexible schedule.
- Must have knowledge of painting.
- Minor knowledge of landscaping and irrigation repairs.
- Must have knowledge of general repairs.
- Proven work experience.
- Able to assist with project as needed.
Pay and Benefits:
$20.00 to $26.00 hour, depending on education and experience.
