We have an immediate opening for a full-time Occupancy Specialist / Assistant Administrator in Sacramento, CA, at Pioneer Towers, a 198-unit multilayer subsidy facility (Section 8, LIHTC, SHRA, Market).
JOB DUTIES:
- Reports directly to the Administrator and provides support on project operations
- Ensures timely compliance with HUD and Tax Credit requirements
- Maintains vacancy rates at no more than 2%; manages the waitlist.
- Assists the Administrator with:
- Resolving delinquent and prepaid balances
- Resident services and relations
- Recruitment, employee relations, and payroll
- Rent collection, issuing notices
- Unit inspections, facility maintenance, bidding, and vendor management
- Reserve for Replacement reimbursements
- Budget and cost reduction
- Preparation for inspections, including REAC, MOR, TCAC, and Audit
REQUIREMENTS:
- Previous experience with HUD PBV, LIHTC, and facility management
- COS, CPO, TCS, or similar certification preferred
- Previous resident relations and supervisory experience
- Excellent organizational and planning skills
- Proficient in certification (initial, interim, and annual) processing
- Excellent communication and writing skills
- Excellent interpersonal and customer service skills
- Able to work effectively under pressure
- Able to handle change in a fast-paced environment; able to deal with multiple people and various situations simultaneously
- Experience in working independently and taking initiative
- Microsoft Word, Excel, and OneSite experience preferred
- Bilingual in Chinese or Spanish a plus
