Job Details
As the Construction Site Coordinator, your primary responsibility will be to oversee and manage all on-site construction activities, ensuring the timely completion of the Employer's projects while maintaining strict adherence to plans, specifications, and industry standards.
Qualifications:
A minimum of 7 years of experience in Multi-Family New Construction.
At least 3 years of experience as a Superintendent, with a specific focus on ground-up new Multi-Family projects.
Demonstrated experience as a Superintendent for a minimum of 2 Multi-Family projects from project inception to completion.
Experience with Podium deck construction is a valuable asset, with a track record of projects ranging from 15-50MM.
Strong organizational skills to maintain reports and job schedules.
In-depth knowledge of residential building practices, code requirements, and industry standards.
Effective communication and collaboration skills, enabling you to work with subcontractors, inspectors, architects, and owners.
Responsibilities:
Review and annotate project drawings to ensure accuracy and compliance.
Develop and maintain daily work schedules and coordinate activities accordingly.
Schedule work activities for subcontractor trades to optimize efficiency.
Regularly distribute scheduling memos to subcontractors and vendors to keep them informed and aligned.
Create and maintain detailed daily field reports.
Utilize computer software and internet tools for organization, tracking, and communication as needed.
Provide hands-on oversight of the construction site and monitor progress.
Resolve any issues or challenges that may arise with subcontractors, vendors, and suppliers.
Schedule and arrange necessary project/building inspections and testing services.
Interact with inspectors to obtain the required approvals and ensure compliance.
Collaborate with the Project Manager to develop the project construction schedule.
Maintain and update a three-week look-ahead schedule on a weekly basis.
Capture and document job progress through photographs, saving them to a designated shared drive.
Initiate Requests for Information (RFIs) by communicating with the Project Manager and site personnel.
Support the Project Manager in reviewing and distributing shop drawings and submittals.
Identify materials with long lead times and coordinate their procurement with subcontractors.
Assist the Project Manager in reviewing information updates from the architect and subcontractors.
Ensure full compliance with OSHA safety standards on the job site.
Maintain control over access, safety, and security at the construction site.
Maintain and update "As-built" drawings throughout the construction phase.
Keep construction drawings current with all RFIs, bulletins, and field changes.
Supervise the completion of final punch lists to facilitate timely building turnover.
Perform all Quality Control inspections to uphold project standards.
Be prepared to travel as required for project needs.
