Job Summary Overview
The position is responsible for managing the daily operations of the assigned Mortgage Loan Originators (MLOs) within established territory. In addition, this position is responsible for originating mortgage loans and advising borrowers throughout the residential lending experience. Responsible for building effective relationships within the community and participating in events (e.g., Realtor, Title Company, Builder, Chamber meetings, etc.) and other opportunities to educate referral sources. Promotes an effective sales environment by developing and administering sales training sessions that result in heightened production and service levels. Establishes monthly goals and provide oversight of referral processes and service levels to promote a high-quality member experience. Oversees mortgage commission programs and profitability in alignment with department production targets. Develops and delivers performance trends to SVP/Residential Lending and provides recommendations to increase mortgage referrals and loans. Manages effectively the pipeline of loans to achieve quality loan experience, pull through rates and SLAs. Hours outside of the traditional work hours is required.
Essential Job Functions
- Responsible for development of new business and strengthening of existing relationships by determining a prospect’s needs and selling appropriate product; sells loans for appropriate amounts, rates and terms that comply with secondary market investor’s and/or portfolio lending guidelines; generates necessary reports to track sales production and effectiveness of the region’s marketing programs
- Responsible for recruiting, hiring, and training licensed mortgage loan originators
- Exercises administrative control over sales function for assigned branch territories
- Coaches, motivates, and supports Mortgage Loan Originators to ensure growth and profitability; defines expected production goals for each Mortgage Loan Originator and ensures adequate working knowledge of Encompass
- Ensures origination of quality loans
- Provides existing and potential members/borrowers with superior levels of service
- Generates personal production, if applicable, as well as develop and ensures continuance of good relationships with established realtors, builders, and membership base
- Understands benefits of all loan products offered and effectively make recommendations to assist borrowers in meeting individual financial needs
- Educates and promotes other loan and deposit products to borrowers
- Educates and promotes services (e.g., MAC, AFIS, AFFS, etc.)
- Prepares and presents loan presentations and participate in loan committee discussions
- Delivers and installs construction signs and name riders
- Conducts site inspections of properties
- Develops outside referral sources in order to increase the number of lending opportunities
- Maintains working knowledge of federal, state, and local governments’ and secondary market investors’ policies and guidelines
- Maintains strong familiarity with current trends in the real estate and mortgage banking industries as well as the company’s operating policies and procedures
- Creates and maintains synergy with Residential Lending Operations departments
- Performs other job-related duties as assigned
Position Required Qualifications
Minimum Education and Experience
- Bachelor’s degree (B.S.) or five (5) years’ experience in either the mortgage or financial service industry or any related field. Two (2) or more years of team lead, leadership, or supervisory experience in the financial services or mortgage industry.
Knowledge, Skills, and Abilities
Must have a good understanding of residential lending programs, policies, and procedures. Ability to read, write and speak in English. Ability to read, analyze and interpret Fannie Mae, Freddie Mac, FHA, and VA loan guidelines along with investor guidelines and policies. Knowledge of internal loan programs, financial reports, legal documents, and government regulations. Ability to write business correspondence, reports, and procedures. Ability to speak effectively when presenting information to groups of membership, management, and Board of Directors. Ability to communicate verbally both in person and on the telephone. Ability to define problems, collect data, establish facts, draw valid conclusions, and make appropriate recommendations for resolution. Ability to apply mathematical concepts.
Licenses, Training, and Certifications Required
In compliance with the federal Secure and Fair Enforcement for Mortgage Licensing (S.A.F.E.) Act of 2008, employees acting as Mortgage Loan Originators (MLO) must be registered with the Nationwide Mortgage Licensing System and Registry (NMLS or Registry) and obtain a unique identifier (NMLS Number).
Prior to performing MLO duties, the registration process requires a MLO applicant to:
- Electronically submit to the Registry personal and employment information as well as authorize and attest to the accuracy of the information submitted;
- Submit fingerprints to the NMLS for an FBI criminal background check; and
- Receive clearance from credit union based on the FBI background check results.
Applicants with certain criminal convictions, including but not limited to crimes involving dishonesty or fraud, or crimes involving financial services or a financial services related business, will not qualify for the MLO designation. After successful registration, clearance by Employee
Services and having an assigned NMLS number, employees may perform MLO functions which include:
- Taking a residential mortgage loan application; and
- Offering or discussing the terms of a residential mortgage loan.
To maintain MLO registration and the ability to perform these functions, an MLO must:
- Renew registration on an annual basis during the annual renewal period (November 1 through December 31.
- Update any changes to his/her registration information.
The MLO’s registration and employment status will be available to the public from the Registry. A registered MLO will provide his or her unique identifier/NMLS Number:
- Upon request;
- Before acting as a MLO; and
- Through the initial written communication with a member/residential mortgage loan applicant.
MLOs routinely handle confidential member information and have strict requirements for maintaining the confidentiality and non-disclosure of that information.
Preferred Qualifications
- Three (3) years’ working experience in Residential Lending (originating, processing, or closing functions).
- Experience in sourcing residential loans.
- Strong working knowledge of mortgage loan origination systems.
- Working knowledge of Episys, Synapsys, Synergy, and other credit union systems
