Responsibilities:
- Supervise and coordinate all aspects of loan closings.
- Verify locks, hazard and flood insurance coverage, and review outstanding items on title commitments.
- Ensure loans do not close until underwriting contingencies are cleared.
- Assist the Branch Manager in supervising loan closing associates, maintaining high morale, excellent customer service, and maximum volume and profits.
- Oversee all funding, including any delegated to a funding assistant.
- Anticipate loan-funding requirements and manage the timeline to meet funding goals.
- Follow up on all documentation related to submitting files to Corporate Closed Loans.
- Obtain FHA Mortgage Insurance and VA Loan Guaranty as required.
- Coordinate closings with lenders, escrow and pipeline coordinators, branch managers, and loan officers.
- Interface with processors and borrowers to collect conditions of approval.
- Set up and maintain a system to track closing dates and lock-ins.
- Keep the approved title company roster up to date.
- Update all changes in closing dates within the TMO system.
- Monitor, collect, and reconcile fees with lender payments.
- Produce monthly reports with actual funding reconciled.
- Develop a system for the disbursement of loan documents via the remote system.
- Assist with training staff to split loan documents.
- Develop an audit system to ensure the accuracy of loan documents and funding.
- Prepare complete post-closing packages as required by investors.
- Conduct post-closing audits to maintain quality control guidelines.
- Ensure procedures are in place to meet policies and guidelines for shipping, insuring, and guaranteeing loans.
- Familiarize yourself with lenders' and investors' closing requirements, forms, and procedures.
- Assist the Processing Supervisor as needed.
- Foster a customer service-oriented atmosphere in the funding department.
Qualifications:
- Minimum of 3 to 5 years of funding and/or processing experience, including conventional and government loans.
- Strong computer background with 3 to 5 years of experience in mortgage software.
- Working knowledge of Excel and Word for Windows.
- Strong verbal communication skills.
- Excellent analytical capabilities.
- Strong knowledge of preliminary title report endorsements and potential issues.
