The Candidate
The successful candidate will be a professional with demonstrated experience in the same or similar role. Strong preference for candidates with previous experience in retail entertainment management position. Must be able to work on-site at the property with the ability to work a rotating schedule during the hours of center operations.
Primary Purpose
We are seeking a highly skilled and experienced General Manager / Property Manager to oversee all aspects of the operations. The General Manager will be responsible for ensuring the smooth and efficient functioning of our retail, entertainment, and garage components, while upholding the highest standards of customer service, safety, and satisfaction. The General Manager will be responsible for managing, directing, and coordinating operations for the assigned asset(s) and ensuring corporate and ownership objectives are met. The General Manager is accountable for protecting, maintaining, and enhancing the value of assigned asset(s) to maximize the owners' financial return and for the benefit of the tenants, consumers, and the communities in which those assets are located. Achieve results through direct supervision of marketing, specialty leasing and operations teams as well as collaboration with leasing, development, accounting, risk management, investments, and portfolio oversight departments to realize stated goals and objectives.
Essential Functions
Primary responsibility is to direct and coordinate the various operational activities of the assigned asset(s), including the direction of the day-to-day activities of the property management team in all aspects of asset management. This includes, however, not limited to business plan execution, financial obligations, leasing, communication, marketing, risk assessment, and lease administration. Essential functions include:
- Maximize NOI growth through a deliberate process of increasing all potential income sources, while proactively managing expenses.
- Manage all functions of property accounting, from A/R, A/P, CAM reconciliations, budgeting, and forecasting opex and capital expenditures.
- Develop and implement a comprehensive Strategic Business Plan which addresses the opportunities and needs of the center.
- Prepare monthly operating reports including executive summary of monthly operations and detailed budget-to-actual variances.
- Actively contribute and support the Leasing Representatives in developing and implementing the center's leasing strategy, while also Identifying and developing new revenue opportunities through the asset.
- Proactively respond to tenant issues, conduct formal and informal tenant meetings to promote/discuss marketing, entertainment, operations, and security
- Support Tenant Coordination and work with local governmental permit agencies to overcome obstacles that can delay tenant construction.
- Ensure tenant compliance with all lease terms.
- Work with Security Services Provider to establish a customized safety and security program and emergency management plan, customized for the asset, and assure appropriate training takes place.
- Contract with outside vendors, develop scope of work documents for contract services; competitively bid service; monitor contractor performance and ensure contract compliance.
- Collaborate, champion, and execute a comprehensive marketing and entertainment plan that achieves the experiential goals of the asset.
- Create a world class shopping, dining, and entertainment experience for all guests through establishing and maintaining exceptional operating standards including maximizing contracted services, oversight of the property's preventative maintenance program, development of a comprehensive energy and capital plan.
- Develop and retain a highly skilled team. Provide employees with appropriate tools and training to create an environment that maximizes performance and adheres to all company policies and procedures.
- Maximize the asset's influence and leadership position in the community and with partners for the company's benefit.
Key Qualifications
- Property Management Experience: Must have extensive experience in managing mixed-use or commercial real estate properties. This includes overseeing day-to-day operations, financial management, tenant relations, and maintenance.
- Retail Entertainment Experience: Should have a proven track record in managing retail and entertainment venues. This includes experience with leasing, marketing, event planning, and customer service in a retail entertainment setting.
Education and Experience Requirements:
- Bachelor's degree in business administration, Real Estate Management, Hospitality, or related field; master's degree preferred.
- Minimum of 7-10 years of progressive leadership experience in property/asset management, preferably in a mixed-use or commercial real estate environment.
- MUST have 3+ in retail entertainment management experience.
- Proven history of success in driving operational excellence, financial performance, and customer satisfaction.
- Strong business acumen, with the ability to analyze complex data, identify trends, and make informed decisions.
- Excellent communication, negotiation, and people skills, with the ability to build and maintain effective relationships at all levels.
- Demonstrated leadership abilities, with a focus on empowering and developing teams to achieve their full potential.
- Purposeful mindset, with a commitment to delivering exceptional service and value to tenants, residents, and stakeholders.
- Knowledge of local market dynamics, regulatory requirements, and industry best practices.
- Proficiency in Microsoft Office Suite and property management software platforms including Yardi and Angus.
- Ability to demonstrate sound judgement and discretion.
- Florida Real Estate license. Industry certifications (i.e. IREM, BOMA, CCIM, ICSC) preferred.
