About the Job
Typical Duties:
- Work with, respond to, and take direction from principals-in-charge and director of commissioning
- Works independently with limited direction.
- Involvement with marketing activities to include business development, networking within professional associations, and active participation in company initiatives.
- Mentor the professional development of junior Cx team members.
- Preparation of fee proposals.
- Manage contract, budget, goals, objectives and deadlines for commissioning projects.
- Understands the Cx process as it relates to LEED, Title 24 Part 6 (California Energy Code) and Part 11 (CalGreen).
- Able to verbalize the complete Cx process as defined by ASHRAE Guideline 0-2005 and Guideline 1-2007 or the Building Cx Association.
- Lead and run the commissioning process for large, multi-discipline projects.
- Work on multiple projects concurrently.
- Utilize tk1sc"s web-based Cx software program for the commissioning process.
- Reviews and approves OPR, BOD Cx Plan and Cx Specifications for all projects.
- Creates, updates, and maintains the commissioning issues log on all projects (design, construction, functional testing).
- Create, review and approve Pre-Functional and Functional Test forms on all projects. Develops Pre-Functional and Functional Test forms for new and updated systems.
- Conducts site visits and Cx meetings during the construction phase of projects.
- Witness and document TAB verification and functional performance testing procedures
- Assists owner"s operation and maintenance staff to develop their understanding of building systems and design intent. Reviews operating modes, sequence of operations and specifics of equipment, operations, and maintenance.
- Assists LEED professionals in preparing necessary documents for LEED certification.
- Maintain positive professional relationships with all disciplines involved in the design, construction, and/or renovation of the project.
- Proficiency with Microsoft Office software programs including Outlook, Word, Excel and PowerPoint
- Demonstrated communication and interpersonal skills involving the ability to work cross-functionally to understand requirements, present alternatives, and recommendations.
- Physical abilities include but are not limited to: lifting/carrying 50 pounds (occasionally) and 20 pounds (frequently), climbing stairs or ladders, looking up/down, negotiating construction sites while walking extensively, bending, stooping, and kneeling.
- 8+ years of commissioning experience (retro-commissioning a plus)
- Bachelor's Degree in Engineering
- Certification with accredited commissioning association.
- Significant experience with commercial (non-residential) HVAC, lighting/lighting controls and domestic hot water systems. Experience should include three or more of the following:Must have completed a minimum of 10 projects (100,000 s.f. per project) and act as the lead throughout a minimum of 10 or more of the following Cx activities: pre-design, design, construction, TAB verification, functional performance testing, final report.
- design, construction, installation, maintenance, testing & balancing (TAB), building automation temperature control systems, and troubleshooting operational issues.
- Experience with three or more of the following:
* Design Build projects
* Commercial facilities
* K-12 Schools
* Colleges and Universities
* Hospitals, Medical, or Healthcare facilities
* Industrial facilities
* Laboratories and Research facilities
* Projects exceeding $20 million in construction value
* LEED certified projects - Prior management or supervisory experience.
- Prior experience with professional presentations.
- Excellent technical skills and business acumen.
- Ability to travel and work out in the field
- Proficient in industry-related software
- Excellent problem solving and communication skills
- Ability to perform effectively in high-pressure situations while maintaining focus and calmness.
