About the Job
We are currently seeking a Market Officer to join our dynamic Midwest team at a leading industrial real estate firm. As a Market Officer, you will play a pivotal role in sourcing and leasing industrial properties within our designated markets.
Key Responsibilities:
Acquisitions:
- Identify target properties aligning with our acquisition criteria.
- Lead due diligence processes for contracted assets.
- Collaborate with analysts to compile comprehensive underwriting materials.
- Present property and market-specific reports to senior management and investment committees.
Leasing & Asset Management:
- Negotiate real estate lease proposals and agreements.
- Manage property operations, ensuring operational excellence.
- Develop and present recommendations on property operations, capital plans, and investment strategies.
- Oversee property-level analyses, including CAM reconciliations, PM contracts, RFPs, and vendor contracts with support from Asset Managers.
- Review and approve budgets aligned with strategic business plans.
- Conduct economic analyses for lease transactions to ensure consistency with budgets and proformas.
- Conduct thorough market research to understand asset positioning and market dynamics, updating demographic and market data for strategic planning and reporting purposes.
- Manage acquisition and due diligence processes, selecting property managers and leasing agents, establishing initial budgets, and reviewing acquisition assumptions.
- Review leases, capital improvement budgets, and operational budgets.
Position Requirements:
- Bachelor's degree from a top-tier accredited institution; a postgraduate degree is advantageous.
- 5+ years of relevant experience.
- Experience in leading teams in property operations.
- Strong understanding of real estate fundamentals, with expertise in sourcing and underwriting.
- Motivated with strong work ethic, able to thrive in a fast-paced environment.
- Excellent communication and organizational skills with attention to detail.
- Proficiency in Argus, CoStar, Real Capital Analytics, and Microsoft Office suite.
- Preferably, experience with real estate coursework or related work experience.
- Existing relationships within the brokerage community is a plus.
- Advanced degree and/or professional designations such as RPA, CFA, or CPM are advantageous.
Employment Type: Full-Time
Salary: $ 40,000.00 140,000.00 Per Year
