The Managing Broker will lead and mentor a growing team of real estate professionals, driving their success while fostering a collaborative and high-performing culture. In addition to team leadership, this role will spearhead strategic initiatives to achieve sales targets, ensuring seamless transitions from property acquisition or rehab/construction to successful sale. Responsibilities include leveraging market insights to recommend competitive pricing, expertly managing property listings on Heartland MLS, crafting impactful marketing strategies, conducting both virtual and on-site property tours, and skillfully negotiating contract terms to secure optimal outcomes.

ESSENTIAL DUTIES, FUNCTIONS, AND RESPONSIBILITIES
1. Team Leadership:
· Lead, mentor, and motivate a team of salespeople to achieve their individual and team goals.
· Provide ongoing training to enhance skills, improve client service, and optimize sales strategies.
· Cultivate a positive, collaborative team culture aligned with company values and goals.
2. Compliance and Regulatory Oversight:
· Maintain strict adherence to KCRAR, NAR, MAR, KAR, and state-specific regulations.
· Ensure all transactions, documents, and processes comply with local and national standards.
· Audit files and contracts regularly to minimize risk and ensure accuracy.
· List homes for sale on the Heartland Multiple Listing Service (MLS) and ensure compliance with all MLS regulatory bodies.
3. Operational Excellence:
· Work cross-functionally to create seamless transitions of flip products from acquisition or rehab/construction to sale.
· Improve processes to maximize efficiency and increase department production.
· Develop and execute strategic plans to achieve sales targets.
· Track and report key performance indicators, sales goals, and forecasting for the company scorecard on a daily, weekly, and/or monthly basis.
4. Marketing and Sales Strategy:
· Collaborate with the Marketing team to effectively market properties.
· Recommend listing prices for inventory based on market analysis and trends.
· Negotiate offers and counteroffers with buyers and buyer agents to secure the best possible terms.
· Meet with homebuyers to assess properties, gather relevant information for listings, and align on pricing expectations.
5. Client and Stakeholder Relations:
· Maintain strong relationships with lenders, appraisers, home inspectors, escrow companies, and other stakeholders.
· Represent the company in negotiations with cooperating agents and external parties.
6. Market Analysis and Industry Trends:
· Analyze market data and trends to inform decision-making and sales strategies.
· Attend industry workshops to stay updated on real estate trends and best practices.
7. Transaction Management:
· Retrieve all necessary details for paperwork preparation, including closing statements, deeds, contracts, purchase agreements, and leases.
· Oversee the listing, marketing, and successful sale of properties.
8. General Duties:
· Exhibit exemplary attendance and punctuality.
· Comply with company policies and procedures.
EDUCATION & RELATED EXPERIENCE
· Active real estate broker's license in both Kansas and Missouri.
· Minimum 5 years of experience as a managing broker or in a similar leadership role.
· Strong knowledge of KCRAR, NAR, and state-specific regulations.
· Proven ability to negotiate and build relationships with cooperating agents and stakeholders.
· Exceptional leadership, communication, and problem-solving skills.
· Detail-oriented with a commitment to maintaining compliance and reducing risk.
· Proficiency in real estate tools/software is a plus.
· A valid driver's license, an insurable driving history, and the ability to travel are required.
KNOWLEDGE, SKILLS, AND ABILITIES
· Knowledge of local real estate market conditions, property values, and pricing strategies.
· Proficiency in utilizing Microsoft Office and other various software and technology to prepare presentations and draft property sales documentation.
· Excellent negotiation, communication, presentation, and interpersonal skills.
· An honest individual with integrity.
· Organizational skills to manage multiple listings, documents, schedules and timelines.
· Willingness to learn and apply new skills to current tasks.
SUPERVISORY RESPONSIBILITIES AND INTERACTIONS WITH OTHERS
As Managing Broker, you will oversee and support a growing team of realtors, ensuring they have the tools, guidance, and training needed to excel. Your leadership will drive their success while fostering a collaborative and high-performing culture. This role requires a proactive approach to managing performance, maintaining compliance, and scaling operations as the team expands.
