Maintenance Technician
REPORTS TO: Maintenance Manager and/or Director of Construction
CLASSIFICATION : Exempt
INTERNAL CONTACTS: Store/office staff
EXTERNAL CONTACTS: Maintenance Vendors/Technicians
QUALIFICATIONS: High school graduate; Experience with minor electrical repairs, carpentry, painting, minor plumbing, mechanically inclined. Gas Station/Convenience store maintenance a plus.
SUMMARY STATEMENT: The Maintenance Technician is responsible for day to day maintenance of each property in assigned district, including but not limited to fuel compliance, completion of all maintenance service requests as assigned. The Maintenance Technician is responsible for Preventative Maintenance of each property.
POSITION CONTINGENCIES: Must consent to a criminal background check and be willing to submit to drug test
RESPONSIBILITIES:
- Responsible for the completion of all maintenance service requests as assigned.
- Complete make-ready process of vacant/rehab property as directed by the Maintenance Manager and/or Director of Construction.
- Maintain up to date fuel compliance requirements
- Maintain inventory controls for all supplies and equipment
- Coordinate special projects as directed by the Maintenance Manager and/or Director of Construction
- Assist in monitoring all work being performed by outside contractors.
- Responsible for 24-hour emergency maintenance service as scheduled.
- Carry pager/cell phone as required for on-call maintenance
- Monitor and maintain all building systems as assigned.
- Responsible for alerting the Maintenance Manager of any unusual occurrence and/or damage that has taken place or that may occur.
- Maintain in good running condition and compliance, (incl. health card), of assigned vehicle
- Complete daily paperwork and computer entry in a timely manner as established by management.
- Assure safety standards are used which comply with all company, local, City, State and Federal guidelines.
- Any other responsibilities as assigned by the Maintenance Manager and/or Director of Construction.
- Special projects and other responsibilities as may be determined

PHYSICAL DEMANDS:
- This job requires exerting 50 to 100 pounds of force/lift occasionally, and/or 25 to 50 pounds of force/lift frequently, and/or 10 to 20 pounds of force/lift constantly.
