TITLE: Maintenance Technician
REPORTS TO: Director of Maintenance
ABOUT US: Alden Realty Services, inc. is a property management company for affordable independent living communities throughout the Chicagoland area and is seeking a full-time Maintenance Technician to service multiple locations.
PHYSICAL REQUIREMENTS & ESSENTIAL FUNCTIONS
We are seeking those who possess a diverse skill set and can:
· Common Area Cleaning:
o Vacuum all communal areas as needed, or at least every other day in each building
o Sweep and mop all hard floors daily and as needed, laundry rooms included
o Pick up debris and trash from outside the building and sweep lots and walks as necessary. Patio area and furniture included
o Polish chrome/brass mailboxes and chrome in elevator, dust room fixtures and furniture regularly, as needed, wipe down corridor doors as needed, keep patio area and furniture clean
· Community Garbage Disposal:
o Empty trash containers in common area rooms as needed or at least every other day
o Empty trash container from trash room into outside container daily. Wash trash chute down and container weekly and as needed
o Keep trash rooms on each floor clear of boxes, papers, etc. Keep trash room on first floor clear and free of debris
· Turnover of Apartment Units:
o Check vacated apartments immediately (within three days) and inform the office of necessary repairs, painting, replacements, etc. needed for each apartment. Complete any repairs that Maintenance Technician are capable of handling
o Clean vacated apartments immediately once any repairs or replacements are completed
· General:
o Complete work order requests from property manager in both occupied apartments and communal areas, such as cabinet adjustments, door repairs, ceiling tile replacements, light bulb replacements, and more. Must be done within a timely manner.
o Conduct assessments and checklists to identify and address repair needs.
o Audit condition of buildings by completing surveys, taking photos and reporting results to corporate.
o Maintain a clean work environment.
o Demonstrate flexibility, motivation, and excellent customer service skills.
o Utilize a work order app to receive and document job information accurately.
o Maintain regular and effective communication with colleagues.
o Must be able to move intermittently throughout the workday.
o Performs other duties as assigned.
o Be respectful of all ARS employees and tenants within the communities.
o Seasonal:
§ Winter: Spread salt and snow blow sidewalks if needed during heavy snowfall
§ Fall: Use leaf blower as needed to keep entry clear of debris
§ Spring/Summer: Use power washer as needed
QUALIFICATIONS:
· Minimum of 2 years of proven experience in maintenance.
· Ability to handle physical tasks including lifting heavy objects, climbing ladders, and operating work vans.
· Have a valid Driver’s License, car, and a clean criminal and driving record.
· Flexibility in availability, including evenings, weekends, holidays, and on-call rotations.
· Willingness to learn basic electrical and handyman repairs.
· Strong organizational and communication skills, both written and verbal.
· Demonstrate professionalism and integrity in all interactions.
· Successful completion of background check, drug screen, and MVR check.
· Proficiency in using smartphones and/or tablets.
· High School graduate.
TRAVEL REQUIREMENTS: Employee will need to conduct maintenance at various Alden Realty Services managed buildings throughout the Chicagoland area.
