Position Purpose
The Maintenance Technician is responsible for the upkeep, repair, and preventive maintenance of building systems and equipment. This role is critical in ensuring our facilities operate efficiently, safely, and are in compliance with local, state and federal standards / ordinances. The Maintenance Technician will handle a wide range of tasks from routine maintenance to emergency repairs, contributing to the overall functionality and appearance of all our facilities consistent with the "Vibe Experience".
Essential Duties
Documentation & Compliance:
- Maintain accurate and detailed records of all maintenance activities, including repairs, inspections, and service logs, ensuring adherence to regulatory requirements.
Hands-On Maintenance: Perform various maintenance tasks such as:
- Drywall repair and finishing.
- Painting of new and existing walls, with an understanding of product types and sheens.
- Minor plumbing repairs, such as faucet replacements.
- Measurement, cutting, finishing, and installation of ceiling and carpet tiles.
- Troubleshooting, repairing, or replacing door hardware.
- Conducting filter changes and visual inspections of HVAC systems.
- Repairing or replacing irrigation components.
- Minor electrical repairs, including the replacement of switches and outlets.
- Replacing light bulbs and other components in commercial light fixtures.
- Inspection & Preventive Maintenance: Conduct thorough inspections, perform timely repairs, and carry out preventive maintenance on building systems, including mechanical, electrical, and plumbing (MEP) systems.
Collaboration & Project Management:
- Collaborate with contractors and vendors for major repairs and infrastructure upgrades, being proactive in planning and budgeting.
- Assist the Director of Facilities and Construction with building projects, including site selection, proposal development, and budget management.
Problem Solving & Safety:
- Respond promptly to facility issues, troubleshoot problems, and implement effective solutions.
- Ensure adherence to safety protocols and regulations for both in-house team members and subcontractors, maintaining a safe working environment and using personal protective equipment (PPE) as required.
Vendor Management:
- Establish and maintain relationships with vendors for ongoing services, including cleaning, painting, landscaping, snow removal, and equipment repairs.
- Seek, analyze, and evaluate contract bids for services, providing recommendations.
Budgeting & Procurement:
- Assist in the development and management of the annual facilities department budget.
- Oversee the purchase and distribution of building and maintenance supplies and equipment.
- Proactively seek and recommend facility improvements or upgrades.
Systems & Inventory Management:
- Manage the internal ticketing system, troubleshoot issues, and communicate effectively to address maintenance-related concerns.
- Monitor and manage inventory levels of maintenance supplies and equipment, placing orders as needed.
Other Responsibilities:
- Perform other duties as assigned.
Education/Experience
- High school diploma or equivalent required; technical certification or vocational training in maintenance, HVAC, electrical, plumbing, or a related field preferred.
Skills/Abilities
- Proficiency in identifying and troubleshooting issues with mechanical, electrical, and plumbing systems.
- Understanding of building systems and how they work. Including but not limited to HVAC, lighting, and fire protection.
- Ability to use hand and power tools safely and effectively.
- Knowledgeable in using painting tools and materials.
- Strong problem-solving abilities and attention to detail.
- Good organizational skills and the ability to manage multiple tasks simultaneously.
- Excellent communication and interpersonal skills.
- Proficient with computer, word, excel and basic presentation skills.
