Job Title: Full-Time Maintenance Technician

Job Overview:
We are seeking a dedicated and reliable Full-Time Maintenance Technician to join our team at The Propolis. The ideal candidate will have experience in general building maintenance, plumbing, electrical systems, and other repair services to ensure the smooth operation and upkeep of the property. The Maintenance Technician will be responsible for performing daily maintenance tasks, responding to resident maintenance requests, and ensuring the property remains in excellent condition for all residents.
Key Responsibilities:
- Perform general maintenance tasks, including plumbing, electrical, HVAC, carpentry, and appliance repairs.(sheetrock)
- Respond promptly to tenant maintenance requests and work orders, ensuring a high level of customer satisfaction.
- Conduct routine inspections of the property to identify areas needing repair or maintenance.
- Maintain and repair heating, cooling, and ventilation systems.
- Assist with the preparation of vacant units for new tenants, including cleaning, painting, and performing minor repairs.
- Ensure common areas such as hallways, laundry rooms, and outdoor spaces are clean, safe, and well-maintained.
- Replace light bulbs, air filters, and other small maintenance items in both common areas and individual apartments.
- Maintain proper maintenance logs and documentation for all work performed.
- Help with emergency maintenance issues as they arise (including after-hours on-call duties, if required).
- Assist with maintaining the grounds, including basic landscaping and trash removal.
- Maintain an organized, clean, and safe work environment.
- Order and maintain inventory of necessary parts and supplies.
- Collaborate with other team members and the Property Manager to ensure all tasks are completed efficiently.
Qualifications:
- High school diploma or equivalent.
- 2+ years of maintenance experience, preferably in a residential or apartment complex setting.
- Strong knowledge of building systems, plumbing, electrical, and HVAC systems.
- Ability to use hand and power tools safely and efficiently.
- Good communication and interpersonal skills.
- Strong problem-solving skills and attention to detail.
- Ability to work independently and manage time effectively.
- Availability to respond to emergency maintenance requests outside regular working hours, if necessary.
- Physical ability to perform manual labor, lift heavy objects, and be on your feet for extended periods of time.
- Valid driver's license and reliable transportation.
Preferred Qualifications:
- HVAC certification, plumbing, or electrical experience.
- Experience with property management software and work order systems.
Working Conditions:
- Full-time position, Monday through Friday (with occasional on-call or weekend shifts).
- Must be able to lift up to [X] pounds and perform physically demanding tasks.
