Maintenance Technician Position
Reports To: Property Manager/Maintenance Supervisor/Regional Property Manager
Department: Maintenance
Job Summary: Maintains efficient operation and upkeep of the property buildings and grounds in a supportive role.
Essential Job Duties and Responsibilities include the following but are not limited to the job specifications contained herein. Additional duties or job functions that can be performed safely may be required as deemed necessary by supervisory personnel.
· Responsible for the daily repair and upkeep of the property.
· Responsible for maintaining the grounds daily, assisting groundskeeper if applicable.
· Responsible for the preparation of vacant units for occupancy.
· Responsible for the care, maintenance, and inventory of all supplies and equipment owned by the property and/or management company.
· Responsible for the supply and upkeep of personal tools required by PPM and its affiliated companies for Maintenance Technician.
· Responsible for reporting unusual and extraordinary circumstances regarding the property or residents.
· Responsible for maintaining the required property uniform and ensuring a professional appearance and attitude always.
· Responsible for cleaning work area, tools, and equipment.
· Responsible for courteous, the efficient response always, including but not limited to an emergency on call.
· Be aware and operate within OSHA (Occupation Safety and Health Act) standards and company safety policies always.
· Responsible for thorough knowledge of management company policies and property community polices.
· Responsible for seeking educational opportunities and self-improvement for personal grown and development.
· Maintain current HVAC Certification
· Assist in maintaining the general upkeep of the Property Pool and its equipment
· Must be available to work on an on-call basis.
· Responsible for securing the maintenance shop(s) at the close of every work day.
· All other duties as assigned that the Property Manager and/or Service Manager feels falls into the Maintenance Technician Job Description.
Qualifications: To perform this job successfully an individual must be able to perform each essential duty satisfactorily. Education and/or Experience: One to Three years related experience in residential maintenance.
Language Skills: Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals.
Reason Availability: Ability to apply common sense understanding to carry out detailed but uninvolved written or oral instructions. Ability to deal with problems involving a few concrete variables in standardized situations.
Certificates, Licenses and Registrations: HVAC Certification is required, CPO Certification is helpful.
