Maintenance Technician - The Neiders Company

The Neiders Company, founded in1989, is a fully integrated real estate investment firm headquartered in Seattle, Washington. We currently own and operate over 85 apartment communities in the Pacific Northwest and Southwestern United States with other markets under consideration.

As a Maintenance Technician for our apartment buildings, you will be responsible for performing a variety of maintenance and repair tasks with a strong emphasis on accountability and legendary customer service. You will work closely with the property management team to address resident maintenance requests promptly and effectively while upholding the highest standards of quality and professionalism.

1. Accountability:
2. Take ownership of assigned maintenance tasks and ensure they are completed promptly and efficiently.
3. Maintain accurate records of maintenance activities, including work performed, parts used, and time spent.
4. Adhere to maintenance schedules and prioritize work orders based on urgency and resident needs.
5. Legendary Customer Service:
6. Provide exceptional customer service to residents by responding to maintenance requests and inquiries courteously and professionally.
7. Conduct regular follow-ups with residents to ensure their needs are met and issues are resolved to their satisfaction.
8. Maintain a positive and proactive attitude when interacting with residents, colleagues, and vendors.
9. Maintenance and Repairs:
10. Perform routine maintenance tasks such as plumbing repairs, electrical troubleshooting, HVAC maintenance, and appliance repairs.
11. Conduct preventive maintenance inspections to identify and address potential issues before they become problems.
12. Coordinate with external vendors and contractors for specialized maintenance services and repairs.
13. Property Upkeep:
14. Assist with maintaining the cleanliness and appearance of the property, including landscaping, shared areas, and amenities.
15. Monitor and address safety hazards and building code violations to ensure a safe and compliant living environment for residents.
16. Conduct regular inspections of building systems and equipment to identify maintenance needs and safety concerns.

• High school diploma or equivalent; additional technical certifications or training preferred.
• Minimum of 2 years of experience in apartment maintenance or a related field.
• Strong technical skills with the ability to troubleshoot and repair common maintenance issues.
• Excellent customer service skills with a commitment to delivering legendary service to residents.
• Ability to work independently and as part of a team in a fast-paced environment.
• Availability to work evenings, weekends, and on-call as needed.
