WHAT WE ARE LOOKING FOR:
Propper Asset Management is seeking a skilled and dedicated Maintenance Technician to ensure the optimal functionality and aesthetic appeal of our Trinity Woods Apartments. We are in search of a detail-oriented professional with a strong work ethic and a practical approach to problem-solving. The ideal candidate will have the ability to work independently as well as collaboratively and should be proficient in using online maintenance tools such as Yardi to enhance operational efficiency. Our maintenance team is integral to delivering exceptional living experience for our residents, maintaining the property, and continuously improving the common areas and amenities.
KEY RESPONSIBILITIES:
- Perform routine and emergency maintenance tasks, including but not limited to, fixing locks, replacing windows, patching walls, and repairing or replacing fixtures.
- Conduct general upkeep tasks, such as landscaping, painting, carpentry, and other assigned duties.
- Maintain and repair electrical systems to ensure safe and continuous operation.
- Oversee the maintenance of heating and plumbing systems, ensuring they are fully operational.
- Complete work orders and make-ready tasks as assigned, ensuring timely and quality service delivery.
- Respond promptly to emergency maintenance requests, particularly during on-call hours.
- Inspect and maintain alarm systems (fire protection), scheduling repairs as needed, and documenting self-performed inspections.
- Maintain pools, hot tubs, and spas, including testing and recording water quality and chemistry per local and state regulations.
- Manage refuse systems, ensuring efficient trash removal and compliance with sanitation standards.
- Adhere to purchasing procedures and maintain accurate expense reporting.
- Take on special projects and other duties as assigned by management.
REQUIRED SKILLS & QUALIFICATIONS:
- Proven experience as an apartment maintenance technician, with at least 3 years in multifamily property maintenance or a related field.
- Strong customer service and communication skills, with the ability to interact effectively with residents and team members.
- Basic understanding and practical knowledge of electrical, hydraulic, HVAC, plumbing, aquatic, and other systems.
- Proficiency in general maintenance processes and methods, with a working knowledge of tools, common appliances, and devices.
- Manual dexterity and strong problem-solving skills.
- Certification as a Maintenance and Reliability Professional (CMRP) is preferred.
- Experience with Yardi or similar maintenance software is a plus.
ADDITIONAL REQUIREMENTS:
- Reliable transportation and the ability to respond to emergency calls within one hour.
- A valid driver's license, dependable transportation, and automobile insurance as required by the State of Missouri.
- Availability to work Monday through Saturday, with weekend flexibility as needed.
COMPENSATION & BENEFITS:
- Pay: Competitive base salary ranging from $20 to $24 per hour, with final compensation determined by education, certifications, and experience.

WORK SCHEDULE:
Full-time position with availability required from Monday through Saturday, 8:00 AM to 5:00 PM. Flexibility for weekend work is primarily scheduled in advance. Rotating weekly on call status is mandatory
PHYSICAL DEMANDS:
The role involves physical activity, including standing, walking, reaching, climbing, balancing, stooping, kneeling, crouching, or crawling. The employee must be able to lift and move heavy objects up to 50 lbs., operate tools, and work under varying temperature conditions.
