Maintenance Tech III
Reports to: Maintenance Supervisor and General Manager
FLSA Status: Non-Exempt. Employees in this position are paid an hourly pay rate and are eligible to receive overtime pay for any hours worked over 40 in a work week.
Position Summary: Maintain a luxurious appearance of the community and a safe environment for our residents. Provide world-class customer service skills while repairing and executing resident service requests. Thorough knowledge of preparing for resident move-ins and move-outs, as well as general household repair aptitude, is the key to success. This role will also work with the team to strategize innovative preventative maintenance ideas that will save the organization money and increase the safety level.
RESPONSIBILITIES:

- Complete maintenance to common areas including pools, laundries, and parking lots.
- Inspect all common areas and building systems continually.
- Report any hazardous areas, deficiencies, and policy violations to your direct supervisor.
- Ensure the community is safe and well kept.
- Perform all service in compliance with Sudberry's policies and procedures and Equal Housing Opportunity.
- Respond to all service requests in a timely manner.
- Maintain the grounds and amenities to a high standard.
- Store all equipment, supplies, and tools properly in a secure location.
- Perform all scheduled work on time and properly.
- Must be knowledgeable and skilled in using hand tools (various wrenches, hammer, grips, saw, sledgehammer, snips, etc.)
- Must be knowledgeable and skilled in using power tools, blowers, power washer, etc.
- Must have safety knowledge on user-moved aids, such as, dollies, ladders, full, ladders.
- Must have knowledge and safety practice in using mechanical equipment such as, motors, pumps, compressors, electric and hand powered augers, etc.
- Must have knowledge and safety practice in using measuring devices such as, calipers, voltmeters, ohmmeters, testing meters, PH tests, gauges, etc.
- Prepare and service vacant apartments for future residents.
- All other tasks assigned or directed.
EDUCATION, EXPERIENCE, CERTIFICATIONS:
Required:
- High school diploma or equivalent.
- Technical certifications in HVAC: EPA Section 608 Type I and Type II or Universal certification.
- Valid Pool Certification.
- Must have a valid CA driver's license and automobile insurance coverage at the level required by law.
- Computer literacy and must be able to effectively communicate both orally and in writing in English for all work-related purposes.
- Knowledge of federal and state apartment housing laws.
- Availability to work a flexible schedule, including weekends.
- Must be able to respond to emergencies after normal business hours and on weekends when assigned on-call responsibilities; a telephone number where you can be reached after hours must be provided to your manager.
- Service team employees, with limited exceptions, are required to use their own smartphone to perform certain aspects of their job.
- Must maintain a neat, clean, and professional appearance and convey courteous, respectful conduct while working and/or present at any of the communities.
- Must maintain reliable attendance and work productively for your entire workday.
Preferred:
- EPA/CFC and CPO certifications.
- A minimum of 5 years' experience in a maintenance technician role in the property management industry.
OTHER KNOWLEDGE, SKILLS, AND ABILITIES:
- Attend all required Sudberry maintenance trainings.
- Ability to effectively work in a team setting.
- General maintenance knowledge in plumbing, HVAC, electrical, drywall, and appliance repair.
- Possess and practice exceptional safety skills when on the job.
- Ability to work a schedule during normal work hours and that may be other than Monday-Friday, 8-5. Work in excess of 40 hours is likely.
LANGUAGE SKILLS:
Ability to respond to common inquiries or complaints from customers or regulatory agencies. Ability to effectively present information to Supervisor or Community Manager.

Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and ability to adjust focus.
While performing the duties of this job, the employee regularly works in outside weather conditions. The employee frequently must climb, step on standard ladders while fixing external light fixtures and other high areas. The employee is occasionally exposed to fumes or airborne particles. The employee must occasionally wear a protective mask, gloves and goggles while cleaning.
