Summary
As a Maintenance Technician II, you will be responsible for providing unparalleled service to our residents by maintaining and improving the overall appearance of the property. Essential Job Functions, Duties, and Responsibilities
- Ensure the physical aspects of the apartment meets company standards and applicable laws by diagnosing problems, making repairs, tracking accomplishments and performing necessary follow-up
- Ability to troubleshoot and repair appliances, HVAC systems, plumbing and electrical
- Ensure unoccupied apartments are ready for occupancy by performing various and as-needed electrical, HVAC, EPA, plumbing, carpentry, appliance repair, and other miscellaneous equipment maintenance and repairs, painting, and overall apartment cleaning and other miscellaneous activities as necessary or as directed
- Assist the Property Manager or other team members when requested with special projects or requests
- Contribute to the achievement of occupancy goals by effectively performing maintenance duties, which promote a quality living experience for residents
- Complete maintenance service requests, document the status of each request and ensure that appropriate follow-through occurs
- Perform electrical repairs on items such as appliances, fixtures, switches, outlets, etc. and install ceiling fans as well as indoor and outdoor light fixtures
- Perform repairs on air conditioner, heating units, and refrigeration units (use of refrigerant recovery equipment requires proper certification)
- Perform plumbing work such as clearing stoppages, replace/repair fittings, faucets, and toilets. Complete minor re-piping including the soldering of copper pipes
- Replace broken glass, tile, carpet, screens, garbage disposals, fixtures, appliances, draperies, locks
- Perform carpentry work, such as repairing/replacing doors, windows, closet bi-fold or sliding doors and building shelves
- Repair concrete steps, stoops, patios, fencing, and signage when required
- Paint and decorate apartments, hallways, etc., as directed by management
- Complete appropriate apartment make ready procedures for move-ins within establish turnover timeframes
- Oversee work of sub-contractors hired by the company to work perform work at the community
- Complete daily maintenance of grounds and common areas including but not limited to all lighting, snow removal, trash removal, vehicle maintenance, etc.
- Perform snow and ice removal including snow blowing, shoveling, putting down salt, and using a pick to remove ice build-up on sidewalks and walkways, parking lots, and common spaces
- Replace apartment locks on rental apartments as necessary and on all recently unoccupied units, outside doors, and outbuildings to ensure security of the community
- Ability to troubleshoot and repair or perform correct maintenance procedures on indoor or outdoor pools or spa equipment, if applicable (pool equipment maintenance requires proper certification)
- Contribute to the achievement of financial goals through high productivity and cost awareness, without compromising quality
- Responsible for material control and efficient utilization of maintenance equipment
- Perform scheduled maintenance on all equipment based on the manufacturer’s recommendations and operation manuals, including boilers, hot water heaters, lawn equipment and other vehicles
- Keep accurate records regarding preventive maintenance, service requests, and inventories (invoices, service requests, etc.)
- Periodically inspect all resident occupied or unoccupied apartments, buildings, and common areas; performing repairs and other duties as necessary or requested
- Attend and participates in training seminars as required or requested
- Maintain all shop and storage areas in neat, orderly, and working condition
- Remain informed on changing building codes and discuss the possible impact to the community with the Property Manager
- Interact positively with residents to maintain high levels of resident satisfaction
- Demonstrate strong professionalism and integrity as a representative of the community
- Contribute to cleanliness and curb appeal of the community
- Comply with all industry Fair Housing rules and regulations
- Operate within OSHA (Occupational Safety and Health Act) standards and company safety policies at all times

Skills and Qualifications
- Capable of performing the essential functions of the job, with or without reasonable accommodations
- Ability to understand and communicate written and verbal directions
- Ability to read and follow instructions on safety information for cleaning supplies
- Regular attendance, reliability and punctuality is necessary to meet the needs of applicants, new and current residents, guests and outside vendors during regularly scheduled hours
- Ability to work nights and weekends, upon request, at the beginning and end of the month
- Must be able to work overtime as needed
- Required to work on an on-call basis
- Must be available on the last and first day of the month for turns
- Outstanding customer services skills
- Well organized with excellent attention to detail
- Aptitude to work independently with excellent time management skills
Education and Experience
- High School Diploma or GED Equivalent
- Two (2) years of prior experience in general maintenance or a combination of education and experience
- Boilers License, Pool Operator’s License, and/or EPA Certification required
- Reliable transportation required
- Ability to attend and pass company paid certification courses (e.g.: pool operators, boilers license, EPA certification)
Tools
Tools and equipment listed are representative of those typically used; other tools and equipment may be used as needed. Use of cleaning products and equipment such as vacuum cleaners, brooms and mops are required. Additionally, employee may use snow removal equipment such as shovels and/or snow blowers. You will need to supply and use your own daily tools as needed.
Supervisory Responsibility
This position does not have any supervisory responsibilities.
Physical Demands
While performing the duties of this job, the employee is regularly required to sit; stoop; kneel; climb stairs; crawl; lift, push or pull objects (up to 50 pounds); talk; and/or hear. The employee is frequently required to walk; stand; use hands, handle, or feel; and reach with hands and arms. Specific vision abilities required by this job include close vision, distance vision, peripheral vision, depth perception, and ability to adjust focus. Must have the ability to read, write, and communicate with internal and external customers.
