Maintenance Technician II
Title: Maintenance Technician II
Reports To: Chief Engineer Manager
Date Effective: May 1st 2024
Core Function: The Maintenance Tech II will assist the Chief Engineer in operating, maintenance, and repair programs to assure maximum life and reliability of all mechanical systems within the property. Assist in general maintenance and operation processes.
Duties and Expectations
- Working Hours and Reporting for Duty
- Possess scheduling flexibility due to business demands for each location.
- Start your shift on time, well rested and ready to work.
- Expect that shift and break times are flexible and may be interrupted by business or guest needs. Assists in emergencies as needed.
- Must be able to read, speak and write English well in order to understand and follow directions, communicate clearly with guests and complete reports.
- Compliance with any and all operating SOP’s.
- Ensure compliance with expense guidelines, company policies and procedures, governing codes and regulations and, when appropriate, third-party owner directives.
- Preventive maintenance, including changing filters, lubrication of devices, replacement of belts, and replacement of motors.
- Other duties as assigned.
Preferred Knowledge, Skills, Ability and Hands on Experience
- HVAC equipment performance
- Plumbing systems
- Electrical systems
- Locksmithing/keying practices
- Equipment warranties
- Automated Building Control Systems
- General building maintenance
- Preparing and contributing to system documentation and SOP manuals
- Able to act independently and make accurate decisions with exceptional attention to detail.
- Ability to demonstrate exceptional customer service and interpersonal skills.
- General computer skills including Microsoft Office products, CMMS Systems
- Ability to analyze and solve problems.
Requirements
- Four (4) year college degree; Bachelor of Science degree in Mechanical, Electrical, or Facilities Engineering or five (5) years equivalent work experience.
- Valid Minnesota Driver’s License
- Minnesota State Boilers License preferable or must be willing to acquire.
