MAINTENANCE TECHNICIAN - APARTMENTS (multiple properties Fresno, CA / Clovis, CA *)
Apartment Maintenance Technician is a full-time position with work being performed at apartment communities for a locally based management company that manages medium-high to high-end luxury apartment homes.
The Maintenance Technician will be working under the direction of the Community Managers and/or Maintenance Supervisors, and will responsible in completing all maintenance operations where assigned to work at locations in Fresno, CA and Clovis, CA as well as other locations as needed.
Work includes apartment turns and painting along with other essential duties listed below:

ESSENTIAL DUTIES & RESPONSIBILITIES:
- Respond to service requests inside of occupied apartments ensuring excellent customer service and requests being handled in a timely manner.
- Complete all in house tasks involved with getting vacant apartments ready for new residents to move in.
- Getting Vacant Apartments ready for new move-ins.
- Must have knowledge and experience in painting, plumbing, minor electrical.
- Knowledge of HVAC and Appliance repair appreciated but not required.
- Sprinkler / timeclock repair and adjustment.
- Landscape maintenance
- Performing various landscaping functions to maintain curb appeal of the community.
- Pool and spa maintenance including cleaning and water chemistry.
- Cleaning of common areas as needed, including, but not limited to, laundry rooms, recreation areas, lobby, lounges, gym, office, restrooms, pool area, furniture.
- Daily trash pickup & cleaning of common areas.
- Keep grounds and buildings neat and free of litter and cobwebs.
- Maintain a trash-free property
- Cleaning carports as necessary.
- Constantly observe condition of community and immediately report and/or initiate action to correct unsafe conditions.
- Operate company vehicles, including use of golf carts, while performing the work/traversing the property
While performing duties of this Job, the employee is regularly required to stand, walk; use hands to finger, handle, grip, grasp, hold or feel; reach with hands and arms; reach with arms outstretched or overhead; push, pull, lift, carry; talk, hear; climb up and down stairs, ladders or scaffolding; sitting in a vehicle driving. The employee is occasionally required to stoop, kneel, crouch, or crawl. The employee lift, move and/or carry up to 50 pounds and occasionally lift, carry and/or move up to 100 pounds.

EDUCATION/EXPERIENCE:
- Apartment / Multi-Family Housing Maintenance or Equivalent Experience : 3+ years preferred
- High School Diploma or Equivalent
- HVAC certification not required but would be a plus!
OTHER REQUIREMENTS:
- Must have valid Driver's License and reliable vehicle (with appropriate vehicle insurance) to get to and from work and between job locations, as needed.
- As part of the job duties there will be after hours emergency maintenance requests that may need to be addressed; therefore, employee may be required by the Company to be available for Unrestricted On-Call after hours emergency maintenance(4).
- Applicants must be able to pass a post job offer, pre-employment drug test for controlled substances as a condition of employment.
- The Company will conduct a background check after a conditional offer of employment has been made.

(1) Health Insurance - medical, dental, vision: Employer pays 75% of applicable Employee base plan premium(s). Employee responsible for 100% of Dependents' premium(s).

(3) Pay contingent upon other factors such as previous experience, job location including size of property (number of apartment units) managing/supervising and number of staff managing/supervising.
(4) Unrestricted On-Call Duty: Employees placed on unrestricted on-call duty are free to respond to authorized calls to work within 1 hour or to decline to respond to such. The Company will pay employees on unrestricted on-call duty as follows: (a) While waiting for authorized calls to work, employees are free to engage in personal activities and, consequently, such time is not considered work time. As a result, the Company will not compensate employees for such time (b) If employees on unrestricted on-call time respond to authorized calls to work, the Company will pay the employees their overtime hourly rate for time spent responding to authorized calls to work, including time spent traveling to and from work, or a minimum of two hours, whichever is greater (c) In the event employees are unable to respond, employees should as a courtesy notify the acting supervisor and/or manager, so that the Company can make other arrangements. Employees on unrestricted on-call duty are required to comply with applicable Company policies during the time they are responding to an authorized call to work, including the Company's Drug and Alcohol Policy.
