Position Summary: We are currently seeking a skilled Maintenance Tech I to join our team at a 107-unit affordable housing property. The Maintenance Tech will oversee all aspects of property maintenance at our primary property consisting of 107 units to ensure a safe, well-maintained, and attractive living environment for residents. Responsibilities:
- Maintenance Oversight: Supervise and coordinate maintenance activities, including inspections, repairs, and preventative maintenance tasks, to maintain property integrity and functionality.
- Team Management: Direct and supervise maintenance staff, including scheduling, training, and performance management, to ensure efficient operations and high-quality service delivery.
- Safety and Compliance: Ensure compliance with safety regulations, building codes, and company policies through regular inspections and prompt resolution of any issues.
- Budget Management:Assist in developing and managing the maintenance budget, monitoring expenses, and identifying cost-saving opportunities while maintaining quality standards.
- Vendor Management: Coordinate with external vendors and contractors for specialized repairs and services, ensuring timely completion and adherence to quality standards.
- Inventory Management:Maintainaccurate records of equipment, tools, and supplies, overseeing inventory levels, and procurement processes to support efficient maintenance operations.
- Emergency Response: Respond promptly to maintenance emergencies, including after-hours and on-call responsibilities, to ensure resident safety and satisfaction.
Qualifications:
- Experience: Minimum of 4 years of property maintenance experience, preferably in a supervisory role.
- Technical Skills: Proficiency in various maintenance tasks, including plumbing, electrical, HVAC, and general repairs.
- Leadership Abilities: Strong leadership and team-building skills to motivate and mentor maintenance staff effectively.
- Problem-Solving: Excellent problem-solving and decision-making abilities with a proactive approach to addressing maintenance issues.
- Communication: Effective verbal and written communication skills to interact professionally with residents, staff, and vendors.
- Customer Service Experience: Previous experience in a customer service-oriented role, particularly in property management or hospitality.
- Background Check: Successful completion of background and drug screenings.
Nice to Haves:
- Certifications: Relevant certifications such as Certified Apartment Maintenance Technician (CAMT) or HVAC certification are advantageous.
Working Conditions:
- Location: Onsite at our property on 3200 Stanford Road Fort Collins, CO 80525
- Hours: Full-time, 8 hours per day, eligible for overtime, with after-hour emergency coverage as needed.
- Physical Effort: May involve standing, walking, and lifting up to 50 pounds, with exposure to various weather conditions.
